This season of my life feels different, and honestly, I can’t even fully explain it. I just know God is doing something. 🙏🏽🤍

I’ve spent so much time praying for other people, covering other people, and asking God to move on their behalf. And even in seasons when I wasn’t as intentional with Him for myself, He was still showing up for me. That will humble you every time.

Lately, I’ve been feeling the need to get closer to God, be more intentional about my walk with Him, and really make sure my life reflects what I say I believe. I’m learning that it starts with me.

I don’t have everything figured out, but I’m trusting God with the process. I’m not trying to force anything or move ahead of Him. Just learning to be obedient, stay grounded, and let Him lead.

I’m grateful for where I am, excited about where I’m going, and most importantly, I’m grateful that God never stopped being God, even when I could’ve been doing more on my end.

This season is different. I feel it. And I know it’s a God move. 🥹🙏🏽

Okay, so let’s talk about rate buydowns 👀🏽

With mortgage rates being a little higher than they’ve been over the last few months, I’ve been having more conversations with buyers about ways we can make the numbers work without automatically putting your home search on pause.

A rate buydown is one option that could help lower your payment, either temporarily or for the life of the loan, depending on the type of buydown and your loan program.

But please don’t just see “LOW RATE” and run with it. 😂 You want to know what the actual note rate is, how much the buydown costs, who is paying for it, what your payment will look like once the buydown ends, and what other ways those funds could be used.

This is why having the right lender and REALTOR® in your corner matters. There may be more than one way to structure the deal, and I want my buyers to understand all of their options before making a decision.

This one means A LOT to me. ❤️🏡

CONGRATULATIONS to my buyers on the purchase of their FAMILY COMPOUND! 🏡🏡

Two homes. 2 acres. An in-ground swimming pool. And now… a place where memories will be made for years and generations to come.

We have been working toward this for TWO YEARS. We talked about buying land and building from the ground up. We talked about the construction process, the timeline, the costs and everything that comes with building your dream property.

But God had a different plan.

He dropped the PERFECT setup right in our lap. 🙏🏾

And when I tell you we worked that deal… WE WORKED IT!

One thing I always want my buyers to understand is the difference between a lender’s title insurance policy and an owner’s title insurance policy.

A lender’s policy protects the lender’s interest in the property. An owner’s policy is designed to protect YOU as the homeowner against certain covered title issues that may have existed before you purchased the home.

And just because a title search is completed doesn’t mean every possible issue can be guaranteed to be found.
