🚨 WOOD ROT IN STRUCTURAL MEMBERS? THE PROBLEM MAY BE BIGGER THAN YOU THINK!

Wood rot isn’t just an eyesore. When structural members begin to deteriorate, you’re looking at more than a cosmetic issue. You’re looking at the potential for compromised structural integrity, expensive repairs, and bigger problems down the road.

💥 Ignore it today, and you could pay for it tomorrow.

The key is identifying the source of the moisture, determining how extensive the damage really is, and making the necessary repairs before the problem spreads.

At A Better Inspection, we don’t just look at what you can see. We help you understand what it could mean for your home and your wallet.

🥶 Think insulation on a refrigerant line isn’t a big deal? Think again!

Take a look at those water stains on the furnace access platform. What you’re seeing is a reminder that the little things can lead to bigger problems down the road.

When refrigerant lines aren’t properly insulated, condensation can form and drip onto surrounding surfaces. Over time, that moisture can contribute to water damage, deterioration, and other issues that could have been prevented with a simple fix.

🏠 At A Better Inspection, we look beyond the obvious. It’s not just about what’s wrong today; it’s about identifying the small issues that could become expensive headaches tomorrow.

😂 FRIDAY FUNNY: When the math checks out, but the building science doesn’t!

Look at all that roof ventilation! 🤦‍♂️ Yes, mathematically, there may be enough ventilation up there. But here’s the problem: without soffit vents to provide a proper intake, where exactly is that fresh air supposed to come from?

You can install all the roof vents in the world, but without a proper intake and exhaust strategy, you’re missing the point.

And consider this: if this home was properly permitted inside city limits, the city inspector apparently let this slide, too. 😳

Building science matters! Builders and roofers should be required to understand how a house actually works, not just how to put the pieces together. Unfortunately, the bar is set way too low.

This is exactly why you need an independent home inspector who looks beyond the surface. We’re here to help you know and love your home better! 🏠

🚨 This week’s theme: FOLLOW THE INSTRUCTIONS!

Apparently, basic installation instructions are optional for some people. 🤦‍♂️

The latest example? Spray foam insulation in direct contact with a gas vent.

Here’s the problem: gas vents are designed to exhaust combustion gases safely, and the required clearance from combustible materials matters. Covering things up with insulation doesn’t make them disappear, and ignoring manufacturer instructions can turn a simple installation into a safety concern.

This is exactly why inspections matter. Just because something looks finished doesn’t mean it was installed correctly.

At A Better Inspection, we’re not here to rubber-stamp someone else’s work. We’re here to help you know what you’re buying, understand the risks, and make informed decisions.

Details matter. Instructions matter. Your family’s safety matters.

💪 WORD OF THE WEEK: ADAPTABLE.

Multiple clients and sellers needed evening inspections this week, and one listing agent needed an inspection completed within just TWO HOURS. Guess what? We made it happen. 🏠🔍

That’s the advantage of working with a locally owned, family-operated inspection company. We understand that real estate doesn’t always operate on a 9-to-5 schedule, and neither do we when our clients need us.

We adapt. We find solutions. We show up.

You’re not just another appointment on a corporate schedule. You’re a client who deserves service, flexibility, and an inspector who’s willing to go the extra mile.

Try getting that kind of flexibility from a large franchise company. 😉

When building codes contain both general requirements and specific requirements, the more specific provision generally takes precedence.

But here’s what gets overlooked way too often: the manufacturer’s installation instructions may be the most specific requirements of all!

Too many times, I see products installed without anyone taking the time to read the instructions. Sometimes, the instructions are completely ignored. Other times, they’re simply misunderstood.

Just because something fits or looks right doesn’t mean it’s installed correctly. The manufacturer designed that product with specific installation requirements for a reason!

At A Better Inspection, we don’t just look at whether something appears to work. We look at whether it was installed the way it was intended to be.

Because doing the job right means more than just meeting the bare minimum. It means knowing what you’re installing and following the requirements that apply.

🚨 Home inspections typically aren’t scary… but sometimes we find things that make you wonder what’s going on! 👻

Check out this phantom leak at a water heater! It might not look like much right now, but hidden moisture can lead to corrosion, water damage, and bigger headaches down the road.

That’s why a thorough inspection matters. It’s not about scaring you out of buying a home—it’s about helping you know what you’re getting into before a small issue becomes an expensive surprise.

At A Better Inspection, we’re here to help you know and love your home better! 🏠🔍

😂 FRIDAY FUNNY: You just can’t make this stuff up!

I’m always amazed at what I find inside city limits! 🤦‍♂️ Here’s a drain discharging directly into a sewer cleanout… because apparently, plumbing rules are just suggestions. 😂

Jokes aside, this is exactly why a thorough home inspection matters. You never know what you’ll find hiding in plain sight, even in the middle of town!

At A Better Inspection, we don’t overlook problems just because they’re unexpected. We’re here to help you know and love your home better — with honesty, integrity, and no sugarcoating.

🏠 Do all-electric homes need carbon monoxide alarms?

I’ve been asked this question, and the answer might surprise you!

Carbon monoxide is a serious safety hazard, but an all-electric home without fuel-burning appliances generally doesn’t have the same CO risks as a home with natural gas, propane, or other fuel-burning equipment.

However, don’t assume that all-electric means zero risk! Attached garages, fireplaces, generators, and other potential sources can still introduce carbon monoxide into the home.

The bottom line? Know what can put your family at risk, understand the applicable requirements, and never take shortcuts with life-safety devices.

At A Better Inspection, we believe an informed homeowner is a safer homeowner. That’s why we go beyond the basics to help you know and love your home better! 🔎

😂 Plot twist: THIS IS THE PROPER WAY TO INSTALL IT!

That water line coming out of the meter, covered by a decorative plastic rock and a little blanket? Believe it or not, this installation can meet the applicable requirements.

But here’s the problem: code minimum doesn’t always mean homeowner-friendly.

When the installation leaves the water line exposed to freezing temperatures, the homeowner is left figuring out how to protect it—and footing the bill when Mother Nature doesn’t cooperate. 🥶💸

This is another reminder that meeting minimum requirements and building for long-term durability are two very different things.

A home can meet code and still leave you with problems to solve. Know what you’re buying before you sign!
