Call Directions Website

The Team Realty Property Management ensures your biggest investment is expertly looked after. It doesn't have to be like this. We communicate.

Many landlords, especially those who have either managed their own properties before or hired a poor quality property manager will tell you horror stories of tenants who don't pay the rent, cause damage to the property, and leave owing thousands of dollars. If you are fortunate enough to find good property managers you will quickly realise they are worth their weight in gold - saving you time and money, reducing your stress levels, and providing a good return on your investment. At TEAM Property Management, getting it right from the start is a top priority for us:

We work hard to market your property and find and select good tenants who will pay the rent on time and look after your investment. We have zero tolerance for rent arrears, and will visit or call tenants the day they miss a rent payment taking further action if needed (although we generally find a firm but friendly face-to-face communication helps resolve a lot of issues). We look after all your maintenance requirements, and come up with cost-effective solutions to improve and maintain the value of your investment. We carry out regular inspections on the property and email you reports with photographs, so you can see for yourself just how your property is being kept and maintained. We are on call 24/7 to deal with any tenant emergencies. We definitely don't believe that one size fits all. Some property owners like a lot of communication and want to know exactly what is going on with their property, whereas others require very little communication and just want us to get on with managing their property whilst they watch the money roll in! The most important thing is that we agree a level of communication that suits you.

It was great catching up with George Love - Harcourts Real Estate Kapiti.

Originally from Scotland, George has packed a lot into life. From hairdressing and working on TV and movie sets, to serving in the Cyprus Army, training in judo from a young age, and enjoying his fair share of adrenaline-filled adventures, he's certainly got a few stories to tell.

These days, George is proud to call the Kapiti Coast home, where he lives with his wife Megan and their two young children. Family has become his focus, and that genuine care for people shines through in the way he approaches real estate.

Friendly, organised, and down to earth, George understands that buying or selling a home is about far more than a transaction. Whether it's helping a first-home buyer get on the ladder, a growing family find more space, or someone achieve financial freedom through a great sale, he's passionate about helping people reach the next stage of their journey.

Thanks for the catch-up, George. It was great hearing more of your story.

There’s something impressive about people who still genuinely care how things are made. I spent some time with Chris Trask from Blue Dog Joinery, and what stood out was not just the quality of the kitchens and custom cabinetry he produces, but also the way he thinks about the work.

Chris is clearly a maker at heart. He cares about detail, problem-solving, manufacturing, and getting things to work properly. He is also leaning into technology and AI in a practical way, not as a buzzword, but as another tool to improve the outcome.

Sharp business, high-quality work, and a genuinely good human behind it. If you are looking at a kitchen, custom cabinetry, or joinery project, Chris is well worth speaking with. www.bluedog.nz; (029) 920-3019

A vacant rental property should never just sit there waiting for the right tenant to appear.

When a property is vacant, we look at the full picture:

- Is the rent positioned correctly?
- Are the photos strong enough?
- Is the listing creating urgency?
- Are enquiries being followed up quickly?
- Is there anything about the property holding tenants back?
- Do we need to adjust the strategy?

We see Property Management as Asset Performance.

That means we do not just list the property and hope. We lead the process, review the response, communicate with the owner, and keep working until the outcome is achieved.

Vacancy costs money. Good management reduces drift.

Had to pull over for a moment and take in the glass-like calm of Wellington Harbour from Petone today.

A good reminder that, no matter how busy life gets, it’s worth stopping to appreciate what’s right in front of you.
