What is a pre-purchase building inspection - and what’s involved?
At its heart, a building inspection is simply a visual check of a property’s accessible areas before you buy. Think of it as a clear, practical snapshot of the home’s current condition, highlighting what’s in great shape, what might need a little attention, and what to keep an eye on for the future.
Why it’s a helpful step:
Open homes are great for getting a feel for a space, but it’s always nice to have a second set of eyes on the details. An independent assessment gives you a complete, grounded picture of the property so you can make your next move with total peace of mind.
What we check along the way:
Site – Drainage, decks, retaining walls and surrounding grounds.
Exterior – Roof cladding, wall cladding, windows, doors and exterior building elements.
Interior – Living areas, bedrooms, bathrooms, kitchens and laundry spaces.
Services – Visible and accessible plumbing, electrical and heating components.
Moisture – Non-invasive moisture testing of accessible moisture-prone areas.
Subfloor – If the home is constructed on a suspended timber floor and safe access is available, we get underneath the house to inspect the subfloor, including visible piles, bearers, joists, ventilation and signs of moisture or timber deterioration.
From our experience: Presentation doesn't always reflect condition. We've inspected beautifully presented homes that still had significant maintenance issues hidden beneath the surface. Every house has its own story, and we evaluate each one based on its age, construction, and character.
An inspection isn't about looking for reasons to walk away - it’s about giving you the clarity to step forward with confidence.
