What a 0.25% Bank of Canada hike could mean for you

The Bank of Canada announces its rate decision on October 28. Many economists expect a quarter point increase, taking the overnight rate from 2.25% to 2.50%.

Who actually moves rates?

The Bank of Canada sets the overnight rate. That drives prime and variable mortgage rates.
Fixed rates follow the bond market. Bond yields climb when investors expect higher rates, so fixed rates often move before the Bank does.
Translation: the market has been pricing this in for weeks.

Why it could be good news for first-time buyers

Higher rates tend to cool demand.
Less competition can mean more room to negotiate.
Prices often ease when rates rise. Often, not always.
Get pre-approved and ask about a rate hold so you’re ready when the right place shows up.

Where it gets tougher

Variable rate holders will see payments or interest costs rise.
Anyone who bought near the peak with a small down payment could end up owing more than the home is worth if prices soften.
Heavy debt loads (HELOCs, credit cards, upcoming renewals) get squeezed first.
