Before you price in “multiplex potential” on an Etobicoke or Toronto property, it helps to start with real layouts rather than assumptions.
The City of Toronto has released free, pre-approved fourplex and sixplex designs—including options engineered for both standard and narrow lots.
For homeowners thinking about multi-generational living or long-term estate planning, and buyers evaluating redevelopment opportunities, it’s a genuinely useful starting point.
A few important realities to keep in mind:
• Fourplexes are permitted across the city, but sixplex permissions depend on specific location and zoning.
• “Pre-approved” refers to the architectural design meeting Ontario Building Code standards—it does not mean an automatic building permit.
• Every property still requires site-specific drawings from a qualified design professional, zoning compliance review, and municipal permit processing.
Free plans don’t eliminate the due diligence, but they give you a realistic layout to test against the lot before you spend money on concept drawings.
