The Township of Langley's Tree Voucher Program is open! Township residents (that includes us here in Aldergrove) can apply for a voucher worth $350 toward a tree from a participating local nursery, to plant on their own property.

📅 Oct 26–31: Priority access for properties that haven't received a voucher before
📅 Starting Nov 1: Any remaining vouchers open to all eligible properties, first-come, first-served

Fall is a great time to plant, and a new tree adds shade, privacy and curb appeal for years to come. Vouchers are limited, so don't wait!

That's a wrap on Wiggins Group Donut Day! 🍩

The weather didn't cooperate (wind, rain and cold!), but Aldergrove showed up anyway. Thank you to everyone who stopped by our tent at The Hive this morning. It was so good to catch up with familiar faces and meet so many new neighbours.

A big thank-you to The Hive Donut Hut for hosting us and making every one of those donuts. If you haven't been yet, go. You won't regret it!

Right now, Ian is reading through a building’s strata documents for one of our buyers. 💻 This is the part of buying a condo or townhome nobody posts about, but it’s one of the most important.

The home is only half the story. The strata is the other half.

Here’s what we look for before an offer goes firm:

📄 Strata minutes from the last 2 years. Look for recurring leaks, disputes, or talk of big upcoming repairs.

💰 The contingency reserve fund. A healthy fund means fewer surprise costs down the road.

🔧 The depreciation report. It shows what major repairs are coming and roughly when.

⚠️ Any special levies, past or planned. These can mean thousands out of pocket.

📋 The bylaws. Pets, rentals, renovations, and even BBQs can be restricted.

A beautiful home in a poorly run strata can turn into an expensive headache. That’s why we read every page.

Even the walk to school looks like this right now 🍁 From crunchy-leaf (“crunchies” as our daughter likes to call them) mornings to picking pumpkins and wetland walks at Philip Jackman Park (our go-to!), there's so much to love about this community in the fall. So we rounded up a few of our favourite fall happenings around Aldergrove & Langley in our latest blog post.

One you won't want to miss: Trick or Treat the Town on Oct 31, 2:30–4:30 PM. Downtown Aldergrove businesses hand out treats, and it's one of the best small-town traditions around 🍬
