A good realtor will help you buy a house. A great one will make sure it's actually the right one. 💯

When you're new to buying or selling, it's easy to assume every agent is basically doing the same job.

They show you homes, write offers, hand over keys. But the way an agent actually does that job is what separates a smooth move from a stressful one you're still telling stories about years later.

If you're starting to think about a move and want someone who'll be in your corner the whole way through, I'd love to chat.

I'm , an Edmonton local and real estate agent helping people buy and sell in our area. Follow for more real estate tips and local recs.

One of the biggest surprises for sellers is realizing how quickly buyers pick up on things that aren’t obvious to you anymore.

And one of the strongest impressions? Smell.

It’s one of the first things buyers notice when they walk in, and it can quietly shape how they feel about the entire home within seconds.

Sometimes it’s overly strong scents trying to “cover” something. Sometimes it’s pets. Sometimes it’s everyday cooking smells. Even things you’re used to can feel very different to someone walking in for the first time.

The challenge is that smell isn’t something you can see in photos or a listing description, but it heavily influences perception in person.

This is why I always pay attention to the sensory experience of a home during showings, not just what it looks like.

If you’re thinking about selling in Edmonton, I can help you look at your home through a buyer’s perspective so nothing important gets overlooked.

It’s fun to dream, but falling in love with homes that aren’t realistically within your budget usually leads to disappointment.

It can make the home search process longer and more frustrating than it needs to be.

This is one of the reasons I recommend getting pre-approved before we start looking at homes. A pre-approval helps establish a realistic budget, gives you confidence when you’re house hunting, and allows us to focus on properties that may actually be a good fit for your financial goals.

If you’re thinking about buying in Edmonton and aren’t sure where to start, I’d be happy to help.

This is one of the most common questions I get, and also one of the hardest to answer with a single timeline.

Every client has a different reason for selling. Some need to move quickly, some are aiming for a very specific price, and others are trying to balance both timing and value.

Because of that, there really isn’t a universal timeline that applies to every situation.

Market conditions, pricing strategy, presentation, and even timing within the season all play a role in how quickly a home may attract the right buyer.

This is why I’m careful about blanket statements or averages. Two similar homes can have completely different outcomes depending on how they’re positioned and what their specific goals are and the correct buyer in the market. Sometimes, all it takes is one right buyer.

The better question is usually not “how long will it take,” but “what needs to be in place for my home to attract the right buyer in the right timeframe for me.”

If you’re thinking about selling in Edmonton, I can walk you through what your specific timeline may realistically look like based on your home and your goals.

When you feel supported, I know I've done my job.

Not here to rush you.

Not here to push you toward something that doesn't feel right.

Here to ask the right questions, help you think it through, and celebrate with you when it all comes together.

Because that's the agent I'd want to work with too.

If we haven't met, I'm Sheena, Edmonton local and real estate agent helping you navigate this market with confidence.

P.S. Many of my clients initially reach out via messages. If you have questions, I'd love to hear from you!

When buyers leave a showing without a clear yes, it usually means something didn’t fully land for them at that moment.

Whether it’s price, condition, competition, or how the home compares to others they’re seeing.

By the time they circle back mentally, they are often already looking at the next option or adjusting their expectations elsewhere.

This is why timing and first impressions matter so much when a home hits the market. The early window is where the strongest interest and most decisive buyers tend to show up.

It’s also why strategy matters before you ever list. Understanding how buyers behave in real time can help you position your home in a way that encourages decisions sooner, not later.

If you’re thinking about selling in Edmonton, I can help you understand what may be influencing buyer hesitation and how to position your home for stronger early interest.

Every home is different, and the prep process should reflect that.

Some homes are ready to go with very little effort. Others benefit from a more hands-on approach where we bring in the right support to get everything into selling condition.

There isn’t a one-size-fits-all list because there isn’t one type of home or one type of buyer.

When I meet with sellers, the goal is to figure out exactly what makes sense for that specific property so we’re not overdoing things or wasting time and money in the wrong areas.

If you’re not sure where to start, that’s completely normal. You don’t have to figure it out on your own.

If you’re thinking about selling in Edmonton, just reach out and I can walk you through exactly what may be needed for your home.

There’s a level of involvement I bring to my work that goes far beyond just listing a home or writing an offer.

The way I operate, every property gets a high level of attention, strategy, and hands-on support.

Because of that, I’m very intentional about how many clients I take on at one time. It’s not about volume for me, it’s about doing the job properly and making sure each home gets the focus it deserves.

That’s also why balance matters. Real estate isn’t something I see as just transactions on a board. It’s people, decisions, timing, and outcomes that matter in real life.

Of course, like any business, it needs to be sustainable. But the driving force behind how I work has always been the same: doing this in a way I can stand behind.

If you’re thinking about buying or selling in Edmonton, I believe you deserve an agent who has the capacity to give your home real attention, not just add it to a long list.
