When it comes to managing a condo community, waiting until something breaks can quickly turn a small issue into a major expense. That’s why preventative maintenance is so important. 🙌🏼

Staying ahead of repairs can help reduce unexpected costs, extend the life of your building’s systems and components, keep residents happy, and protect the value of the property. Here are a few simple maintenance practices every condo board should keep on the radar:

- Inspect balconies, decks and exterior railings for cracks, corrosion, loose components or signs of deterioration.
- Check building windows and exterior doors for damaged seals, drafts, leaks or hardware issues.
- Review parking garages and underground parking areas for concrete damage, water infiltration, drainage issues and lighting concerns.
- Inspect plumbing systems for leaks, corrosion, low water pressure and signs of water damage.
- Check sump pumps and drainage systems to ensure they are operating properly, especially before periods of heavy rainfall or snowmelt.
- Review electrical systems and common-area lighting for damaged fixtures, outdated components or recurring issues.

Encourage residents to report concerns early, a small issue today can become a much bigger one if left unchecked. At Pivotal Property Management, we work with condo boards throughout Calgary and Edmonton to coordinate inspections, maintenance programs, contractor management, financial oversight and long-term planning that helps communities thrive year-round.

🔋⚡ Fire Prevention Week is here!

This year's focus is lithium-ion battery safety. These batteries power many of the devices we use every day, including phones, laptops, e-bikes and power tools. While convenient, they can become a fire hazard if they're not used, charged or disposed of properly.

Throughout the week, the team at will be sharing daily tips and information to help you use lithium-ion batteries safely and protect your home and family.

Be sure to follow on Instagram and check back each day for practical fire safety advice.

Your charging habits matter.

This , we’re focusing on this year’s theme: “Charge into Fire Safety™: Safe Charging Is a Superpower.”

Lithium-ion batteries power many devices we use every day, including cell phones, laptops, tablets, e-bikes, e-scooters, and power tools. When these batteries are damaged, improperly charged, or incorrectly disposed of, they can pose a fire risk.

Simple habits can help reduce that risk: use the charger that came with your device or one recommended by the manufacturer, charge devices on a hard, flat surface, unplug once fully charged, and watch for signs of battery damage like swelling or overheating.

Calgarians have asked for a simpler recycling system and more materials to be accepted. The good news? More packaging can now go in your blue cart, making recycling easier and more convenient.

October is Cybersecurity Awareness Month! Throughout October, we’ll be sharing tips to help you stay safe online.

This week, we’re focusing on protecting yourself from imposter websites, also known as domain spoofing.

These fraudulent websites are designed to look like legitimate banking, shopping & login pages, making it easier for scammers to steal personal information, passwords & financial details.

Before entering sensitive information online, keep these tips in mind:
🔵 Carefully check the website address for misspellings, unusual characters or slight variations of a legitimate domain name.
🔵 Look for websites that use "https://" when transmitting sensitive information. While encryption alone does not guarantee a site is legitimate, unsecured websites present a greater risk.
🔵 Avoid clicking links in unexpected emails, text messages or direct messages. Instead, type the website address directly into your browser or use a trusted bookmark.
🔵 Watch for signs that a website may not be legitimate, such as broken links, poor-quality images, unusual formatting, or spelling & grammar mistakes.

The annual elm pruning ban has ended. Now until March is the time to have your elms on private property pruned.

Pruning dead or diseased branches helps eliminate breeding grounds for the elm bark beetle, protecting our urban forest against Dutch elm disease (DED).

Our urban forest boasts 90,000+ elm trees. Do your part to help protect our trees! If you have an elm on your property, remember to:

🍂 Hire an ISA-certified arborist to remove dead or diseased branches between Oct. 1 and Mar. 31.

🪵 Immediately burn pruned wood or take it to the Edmonton Waste Management Centre for free disposal.

🚫 Don't move firewood. Always burn it where you buy it.

Today, Pivotal Property Management recognizes the National Day for Truth and Reconciliation. 🧡 We take this day to honour the children who never returned home, the Survivors of residential schools, and their families and communities who continue to carry the lasting impacts of this history.

Truth and Reconciliation is about more than one day. It is an ongoing commitment to listen, learn, reflect, and better understand the history and experiences of Indigenous Peoples in Canada.

Today, we encourage our community to take time to learn, reflect, and consider how each of us can contribute to meaningful reconciliation.

Every Child Matters. 🧡
