Big investment announcements get attention. But will they actually push Edmonton home prices higher? 🏡

From data centres to energy and infrastructure projects, there’s a lot to watch around the Edmonton region.

The important distinction? Announcing a project, building it, and creating lasting jobs are three different things.

For housing, what matters is how those projects translate into people moving here, steady employment, and demand for homes—alongside how much new housing gets built.

There are reasons to pay attention to Edmonton’s next five years. But big dollar figures alone don’t guarantee a housing boom.

I break down the projects and what they could mean for our housing market in the full Edmonton 2030 episode on YouTube.

Billions in investment. But does that mean Edmonton home prices are about to surge? 🏡

Not automatically.

The connection comes down to jobs, population growth, and how much housing gets built.

Major projects can attract workers and families. But construction jobs and permanent jobs affect housing demand differently—and new housing supply matters just as much.

Edmonton’s relative affordability is another advantage worth watching. For families considering a move, the cost of a home can be a meaningful part of the decision.

My view? There are reasons to be optimistic about Edmonton’s longer-term outlook. But an investment announcement alone isn’t a house-price forecast.

I unpack the bigger picture in the full episode of my Alberta 2030 series on YouTube.

Your home can be a good listing and still face tough competition. 🏡

That’s the shift I’m seeing in Edmonton.

Buyers have more homes to compare. Properties that might have attracted immediate attention earlier in the year are taking longer to sell, and buyers can move on when the price or condition doesn’t stack up.

Good homes are still selling. But sellers increasingly need to give buyers a reason to choose theirs.

That means realistic pricing, strong presentation, and paying attention to the competing listings your buyer is also viewing.

More homes for sale doesn’t automatically mean prices are about to fall. But it does change the conversation. 🏡

Edmonton normally slows down heading into winter. What I’m watching this year is how that seasonal slowdown plays out alongside increased inventory.

If listings remain elevated while sales ease, sellers could face more competition, and buyers could gain more negotiating room.

For sellers, pricing realistically and presenting your home well matters. For buyers, there may be more opportunity to compare properties and be selective.

The takeaway? Watch the balance between inventory and sales, not just the headlines.

Waiting for a better market? Make sure you know what “better” actually looks like. 👀

A lower price is only part of the equation.

More choice. Time to compare homes. Room for inspections and due diligence. The ability to negotiate without feeling pressured.

Those things matter—and they’re the opportunities I’m seeing for Edmonton buyers right now.

That doesn’t mean every listing is a bargain or that everyone should buy today. Your finances, timeline, and the home itself still need to make sense.

But if you’re ready to buy, it’s worth looking at what’s available instead of waiting for a headline to tell you it’s time.

🏡 The Edmonton real estate market is shifting, and today we got another important piece of the puzzle.

August 2026:

📉 Home sales ↓ 9.8% from last year
📈 Inventory ↑ 15.1%
💰 Average price: $469,602
📊 Benchmark price: $426,900

And today, the Bank of Canada announced it is holding its key interest rate at 2.25%.

So what does all of this mean?

First: Edmonton’s housing market isn’t crashing.

Prices have remained surprisingly stable.

What’s changing is the balance of power.

There are fewer sales happening than last year while buyers have considerably more homes to choose from.

That means more competition between sellers and potentially more negotiating power for buyers.

The Bank of Canada holding rates is also important, but don’t automatically assume that means mortgage rates are about to fall.

Fixed mortgage rates are heavily influenced by bond yields, and longer-term bond yields have recently moved higher.

So heading into the fall, I’m watching three things:

👉 Inventory
👉 Buyer demand
👉 Mortgage rates

If inventory stays elevated while demand remains soft, sellers could face additional pressure on pricing.

If borrowing costs eventually fall and bring more buyers back into the market, that could help absorb some of the additional inventory.

For now, Edmonton looks less like the aggressive seller’s market we’ve become accustomed to and more like a market gradually moving back toward balance.

And frankly, that’s not necessarily a bad thing.

Thinking about buying or selling in Edmonton? Send me a DM and I’ll show you what’s actually happening in your neighbourhood and price range.
