We don’t usually share our listings here. This one was too good I must share this-

Lindsay on our team grew up in the country, and acreage life is her heart and in her family roots. So when this property came to us, she knew exactly who would fall in love with it.

She was very specific about the shot coming up the driveway to the front of the home, and the time of day it was filmed. Huge thanks to Jeric and his crew for bringing her vision to life.

The owners have taken amazing care of this home. You can feel it from the moment you pull up the drive - every detail thought out and tended to.

As promised here is your ai prompt:

"I'm buying a [age]-year-old [house/condo/townhome] in [community], Calgary. Here is my inspection report. Sort each item into: safety issue, major system, normal wear for a home this age, or routine maintenance. For each one, list questions I should ask my agent."

Your agent will advise you what is realistic, what is not, what could happen vs what might not happen. They can deep dive into all the variables with you so you know the full context of what to expect - in any market.

Save this for later and share with a friend.

Buying and selling a home at the same time in Calgary? Inspection day can hit you from both sides.

While you read the report on the home you want, your buyer is reading one on yours. And when one sale depends on the other, every item can feel like a big deal.

Here’s some good news. The report is an INFORMATION document on the materials, life span and maintence of the home. Most of what shows up on an inspection report is normal for a home that age. What helps is knowing which items really matter before you ask for repairs or start to worry. This is where having the bigger picture connect from your agent is key.

It’s easy to get lost in the details which can collapse the sale you actually really want to come together.

Swipe through for the four questions we want every Calgary family to ask regarding the inspection day.

Yes, there’s an AI prompt at the end, and we want you to use it. Then bring what it gives you to us. We know your community and what’s normal for homes here, so we can help you see the full picture. Our job is to give you a broader understanding of all your options and what the potential outcomes can be.

Planning a move by next summer? Save this for inspection day, or send it to a friend who’s buying and selling soon.

Follow if you’re thinking about moving, even if it’s a quiet dream right now. 😉

The inspection report came back, and every small item became a repair request.

The buyers loved the house. Our sellers needed their house sold.

But the focus got so small that the sale almost fell apart more than once.

A 25-year-old home will have wear and tear.

Inspections are there to find the major items and have a deeper understanding of the materials and life span of the home.

The rest needs a calm, honest conversation about what’s normal.

So we slowed down, separated feelings from facts and kept talking. Not text talking- a real human conversation.

Which shifted the tension into relief on the other side.

Working through expectations on all sides along with emotions during such a big transaction, can be the most challenging part of real estate.

It’s not the market conditions- it’s human emotions during big life changes and the great unknown.

The sale closed for our clients and we made it through the tension. The sale was the way to make their dream home become a reality.

Looking back now, knowing they are making memories in a home they dreamed about for years, is pretty incredible. 💫

Sellers detaching from expecting 2024 prices.. and it’s not an easy mindset shift. We get it-

The sky isn’t falling, Calgary is pretty balanced over all. What homeowners and buyers need to be aware of is how dynamic the micro markets are performing.

A different pricing strategy is needed, and it’s an important conversation to have.. before putting the for sale sign up. 🙂

Curious how your neighborhood is performing? Send me a message and I’ll send you the market overview.

I hear this question often. And usually the thought is subtle.

It shows up in the morning rush. you’re making sure no one sleeps through their alarm. you’re packing a real lunch so they don’t live on junk food at school (they still probably do, but you feel better sending something homemade.)

you squeeze into the laundry room to switch a load and think “I hate this space.”

Then one morning it all comes to ahead. One kid is making toast. The other is unloading the dishwasher.

You trip over the dog and land right in the open dishwasher door. You try to feel grateful that your kids are helping, but you’ve had it.

You collapse on the kitchen floor and break down in tears.

You know it isn’t really about the dishwasher.

It’s been building up for a long time.

You’re tired of living in the wrong space.

I’ll say it again, like a broken record: our homes shape how we feel every day.
And when the days get shorter, everything can feel a little heavier.

That’s exactly where one mom was when she reached out to us.

We sat down around her kitchen table with her husband and a pot of hot tea, and we had an honest conversation.

We call this our Discovery Meeting.

It’s full of curiosity and care. We listen to what’s really going on.

What isn’t working?

What do they need?

What do they dream about?

What do the next 3,5 and 10 years look like for their family?

From there, we build their next step and a plan that fits.

This is the heart of our Clarity Method. We start with the family. The market and pricing come later.

If you’re wondering whether now is the time, or next year, book a Discovery Meeting with us.

It’s an easy, honest conversation. A place to think out loud with people who get it.
