🚨 REAL ESTATE INDUSTRY SHAKE-UP: WHO REALLY CONTROLS THE LISTINGS?

🏡 Four major real estate groups in the US — Keller Williams, eXp Realty's parent AGNT, HomeServices of America and Real REMAX Group — have joined forces to launch OPEN REAL ESTATE.

The goal? Create a shared system where brokerages can submit property listings once and distribute them across participating brokerages, MLS systems and property websites.

But there's a much bigger story here.

🔑 WHY DOES THIS MATTER?

• For sellers: More choice over how and where their properties are marketed.

• For buyers: Better access to available homes instead of relying on one brokerage's private listings.

• For Realtors: Smaller independent brokerages could compete without being disadvantaged by exclusive access to inventory.

• For the industry: The initiative raises major questions about who owns listing data, who controls access and who profits from it.

🇨🇦 WHAT ABOUT CANADA?

Canada already has a cooperative MLS network and Realtor.ca. But the debate over listing data, competition, access and control is relevant here too.

The biggest question isn't whether technology can make property listings easier to share.

It's whether a handful of powerful companies should control the information that drives the real estate market.

💡 THE BIG QUESTION:

Should real estate listings be accessible to everyone in the industry, or should brokerages have the power to control who sees them?

👇 Would this make the real estate industry more transparent or create another powerful gatekeeper?

My take: The real competition in real estate may soon be about DATA, not just agents, offices or technology.

🚨 BREAKING: 1 MILLION SQ. FT. FUNERAL COMPLEX PROPOSED IN ONTARIO’S GREENBELT!

🏗️ A development proposal is raising major concerns north of Toronto.

A massive funeral complex has been proposed on environmentally protected land in Gormley, near Markham, within the Oak Ridges Moraine.

The proposed development could include:

⚰️ An eight-storey mausoleum dubbed the “Wall Burial VIP Palace” 🏛️ A second three-storey mausoleum 🔥 A funeral home and crematorium 🌳 A large cemetery and related facilities

But there’s a major roadblock.

Residents are concerned about potential impacts on groundwater, private drinking-water wells, traffic, air quality and the area's rural character.

Municipal staff have also raised concerns about the project's scale, environmental impact and compatibility with the protected landscape.

📍 What happens next?

The municipality has requested revisions and further clarification. The proposal is not an approved development, and conservation-related requirements remain.

When does a development proposal become too big for the land it's built on?

Should Ontario prioritize development and business needs — or protect environmentally sensitive land at all costs?
