Saturday Escapeโ€ฆ

From studying architecture and design to building a career in real estate, my fascination with beautiful buildings has never faded.

Frank Lloyd Wrightโ€™s impact on North American architecture and revolutionary design concepts were ahead of their time and make him one of my favourite architects. Seeing one of his earlier and more prolific designs made exploring his historic in Buffalo an incredible experience.

Great design never goes out of style!

Downsizing tip: the one-year box. ๐Ÿ“ฆ

Can't decide whether to keep it? Box it, seal it, date it. If you haven't opened it in a year, it's time to let go (yes, even the fondue set). Fewer belongings means a smoother move, a faster sale, and a much shorter list of things you pretend you'll use someday. Thinking about downsizing? Let's make it painless.

It's the end of October. The clocks are about to fall back, and your spring listing is about to sneak up on you. ๐Ÿ‚

If you're thinking of listing early next year, now is the time to start. Not to panic, just to start. A little decluttering, a few overdue repairs, and a walk-through with a realtor, and you'll be ready while everyone else is still searching for their staging pillows in March. Future you will be calm, organized, and mildly smug.

Wait until the last minute and you'll be repainting the hallway at midnight. We've all been there. ๐ŸŽจ

**Market Update: No Good News. No Bad News. Just News.** ๐Ÿ“ฐ

Your cousin says the market is crashing. Your coworker says it's about to boom. The truth is far less dramatic, and far less fun at dinner parties.

Here's what's actually happening:

๐Ÿก **Average sale prices:** Some segments ticked up, but not by much. Nobody's popping ch*****ne, and nobody's panic-listing either.

๐Ÿข **Condos:** Still plateauing, with a slight dip in average sale price. Not a lot, just enough to keep everyone refreshing the listings.

๐Ÿ“ˆ **Overall average sale price:** Showed some signs of life compared to last month. That may simply be the market shaking off summer and easing into fall, the real estate version of everyone returning from the cottage.

๐Ÿ“‰ **Number of sales:** Down year over year, but month over month the decrease is minimal. So, a gentle stroll, not a cliff dive.

**The takeaway?** The market isn't good or bad. It's just *news*. The smart move is to skip the headlines and look at the numbers for your neighbourhood, your property type, and your plans.

Thinking of buying, selling, or just curious what your place is worth today? Let's talk. I promise to be more informative than your group chat.

๐Ÿฆƒ Thanksgiving is almost here, Canada.

My Annual Food Drive just wrapped up, and the response was incredible. You donated so much food that my car now looks like a very generous grocery store. Thank you to everyone who donated, even the person who gave me eleven cans of cranberry sauce (not really๐Ÿ˜‰).

Some neighbours will need a little extra help this Thanksgiving, and because of you, they'll get it. Some things matter more than real estate, and a full dinner table is one of them. ๐Ÿ

**Why "Highest List Price Wins" Is How You Lose**

The agent who quotes the biggest number isn't the one with secret data โ€” they're the one who really wants your listing. We all pull from the same MLS, same comps, same market. If two agents say $750K and one says $850K, ask what that third agent knows that the other two don't. Nothing. They just know what you want to hear.

And pricing high "to leave room to negotiate" doesn't attract more buyers โ€” it scares off the good ones. Serious buyers skip overpriced listings entirely.

Price it right, and buyers show up day one. Price it to flatter your ego, and you'll be doing a "price reduced" stamp in two weeks โ€” real estate for "please, I'm desperate."

Get the number that's true, not the one that's easiest to say yes to. ๐Ÿ“‰โžก๏ธ๐Ÿ“ˆ

**Real Estate Doesn't Build Wealth. You Do.**

Owning a house doesn't create discipline โ€” discipline is what gets you the house. The habits come first: saving before spending, living below your means, not panicking in a bad year. Real estate is just where those habits eventually park themselves and start compounding.

And those same habits don't stop at the closing table โ€” they're the reason some homeowners pay down their mortgage early, build equity fast, and reinvest, while others with the exact same house just tread water. Same asset, different outcomes. The habits are still doing the work.

The house is the receipt. The habits are the cause. Generational wealth is the reward. ๐Ÿงพ๐Ÿก

Stick To The Plan

Bought on the way up with the best of intentions. Watched it dip. Sold anyway โ€” and here's the part people get twisted: the buy wasn't wrong, and the sell wasn't a failure. It was a decision, made based on changing needs or a long term plan.

Real estate's the same game. Nobody has a crystal ball at closing. Sometimes the right move six months later is admitting the market shifted, taking the slight loss, and redeploying into something with real upside โ€” not sitting there defending a decision out of pride while the opportunity cost quietly eats you alive. A small, intentional loss beats a big, stubborn one every single time.

Being wrong about the timing isn't the same as being wrong about the plan. Know the difference, and you'll make better moves in stocks, real estate, and everything in between. ๐Ÿ“ˆ

Confession: I don't have a marketing budget. I have you.

Every deal I've closed traces back to someone saying "call David, he won't waste your time." No ads, no billboard โ€” just word of mouth. Which is honestly terrifying, because every referral is someone putting their own reputation on the line for me.

18+ years in this business, and referrals are still the only stat I actually care about. So if you send someone my way, I promise not to drop the ball โ€” or your friendship.

Thank you. Genuinely. ๐Ÿ™

**Let's change some lives โ€” together! ๐ŸŽ’**

Back to school season: that magical time when every kid shows up on day one... but not every kid shows up the same way. Some walk in with a fresh backpack and a full pencil case. Others walk in wondering if anyone noticed they didn't have either.

Let's fix that.

I've put together an Amazon basket of basic school supplies (link below โ€” because apparently I know real estate, not backpacks, so I outsourced the shopping). If you can swing it, grab a back-to-school bag for a kid whose family's tight on cash this year. Have it shipped to my office (3284 Yonge St, Toronto, ON M4N 2L6) and I'll deploy my questionably large network of teachers to get it into the right hands before the first bell rings.

No bag is too small. No pencil case too glittery. Let's give some kids a little extra swagger walking through those doors.
