**Interest rates rise again 📈**

The Reserve Bank of Australia has announced another increase to the official cash rate, adding further pressure for mortgage holders and those looking to buy property.

With inflation remaining stubbornly high, the RBA is continuing its efforts to bring rising costs under control.

For Perth buyers, homeowners and investors, higher interest rates can mean increased repayments, reduced borrowing capacity and another factor to consider when making property decisions.

It's certainly a challenging time for many households, and one we'll continue to keep a close eye on.

Four purpose-built homes for up to 12 people living with disability have officially opened at Derwent Place, Grou's latest Specialist Disability Accommodation (SDA) development.

The development was officially opened on 21 October by the Hon Collins MP , Federal Member for Franklin, who cut the ribbon alongside residents, their families and supporters.

🏡 Celebrating the official opening of Derwent Place in Rokeby, Tasmania!

A proud milestone for WAI Group as we celebrate the opening of four purpose-built Specialist Disability Accommodation (SDA) homes, providing up to 12 people living with disability with greater independence, comfort and choice.

It was wonderful to see the Hon Julie Collins MP and Brendan Blomeley, Mayor of the City of Clarence join residents, families and project partners to officially open the development and celebrate this exciting new chapter.

Delivered in partnership with Ronald Young & Co Builders, genU and ESG Inclusive Homes - SDA Provider, Derwent Place is a great example of what can be achieved when organisations come together with a shared commitment to creating quality, accessible housing.

Most importantly, it's wonderful to see residents settling in and making these houses their homes. 💙

🏠 Looking for a place to call home?

There are still three vacancies available at Derwent Place!

Perth property growth is slowing – but the bigger picture remains strong. 🏡

Cotality's August Housing Chart Pack shows a clear cooling in Australia's housing market, with national dwelling values falling 1.9% over the three months to July.

Here in WA, however, the longer-term numbers continue to stand out:

🏠 Perth dwelling values: +20.5% over 12 months
📍 Regional WA dwelling values: +19.8%
🔑 Perth rental growth: +8.1% over 12 months
🌿 Regional WA rental growth: +8.2%

Perth values edged up 0.1% in July and remain just 0.4% below their May record high. At the same time, more properties are coming onto the market, with total Perth listings up 36.4% compared with a year ago giving buyers greater choice as conditions begin to rebalance.

It's a changing market, but WA continues to enter this next phase from a position of considerable strength.
