We often assess property through capital growth and rental returns.

But a family home can contribute to long-term wealth in a different way — through housing costs avoided, financial security and the stability it provides.

An interesting perspective from Buyers Advocate Perth on why the value of a family home extends well beyond its market price.

Many people don’t consider their family home an investment. Here’s why it may be one of the most valuable assets you’ll ever own—financially, emotionally and for your long-term se…

More listings and longer selling times are giving Perth buyers something that’s been in short supply for several years — time to be more selective.
But more properties for sale doesn’t necessarily mean more properties worth buying.
This is a useful observation from Buyers Advocate Perth’s latest Q3 market update: the opportunity isn’t simply greater negotiating power. It’s having more freedom to distinguish the good properties from the average ones.

Perth buyers have something they haven’t had much of for the past few years: more choice.
More properties are available, buyers generally have more time to compare and investigate, and there’s greater scope to negotiate.
But more choice creates a different challenge.
Instead of simply asking:
Can I secure this property?
Buyers can spend more time asking:
Is this property actually worth buying?
A negotiable seller doesn’t necessarily mean a good opportunity. An average property bought at a discount can still be a poorer long-term decision than an outstanding property bought at a fair price.
More choice should make you more selective, not less.
That’s one of our key observations from Perth’s Q3 property market.

Buying a home involves plenty of judgement calls — and knowing when to walk away can be just as important as knowing when to act.
A good buyer’s agent shouldn’t create more pressure. They should help bring clarity to the decision.

A thoughtful perspective from the team at Buyers Advocate Perth.

Buying a home should feel exciting—not like a gamble.

Our home-buying service is designed for buyers who want experienced, independent guidance throughout the decision.

From defining what really matters, through searching and due diligence, to negotiation and settlement, we're there to help you understand the property, the compromises and the price before you commit.

No pressure to buy.

Sometimes our advice is to proceed.

Sometimes it's to walk away.

Either can be the right outcome.

Buy with clarity, not pressure.

Yield is easy to measure.

The compromises made to achieve it can be much harder to quantify.

That's why assessing an investment property means looking beyond today's rental return to the quality of the underlying asset.

An extra 1% of yield isn't necessarily free.

When one property offers a higher rental return than another, it's worth understanding why.

Are you giving up anything in location, land value, scarcity or future owner-occupier appeal to achieve it?

Sometimes the trade-off is worthwhile.

Sometimes there may be very little trade-off at all.

The important thing is to recognise that yield is one part of the decision—not the whole decision.

Our preference is simple:

**Asset quality first. Cashflow sustainability alongside it.**

One thing I've learnt from helping people buy homes is that compromise itself usually isn't the problem.

Compromising on the wrong thing is.

Some imperfections can be fixed relatively easily. Others stay with the property for as long as you own it.

Knowing the difference is where experience really matters.

14/09/2026

This is probably one of the biggest differences I see when helping people buy their own home.

You can't—and shouldn't—take the emotion out completely.

The skill is knowing which compromises are harmless and which ones might matter later.

That's often where an independent perspective becomes valuable.

A successful property search isn't simply about finding something to buy.

It's about knowing what deserves to be bought—and what doesn't.

That distinction comes from the research, due diligence and judgement that happens behind the scenes.

Sometimes the most valuable advice we can give a client is to proceed with confidence.

Other times, it's to walk away.

Better decisions are ultimately what the process is designed to deliver.

The value of a family home isn't always captured by its market value.

Housing security, lower future living costs and the ability to build your life around a place can all create returns that are difficult to quantify—but very real.

Sometimes it's worth widening the definition of what an asset actually gives you.

I've seen plenty of people successfully use one home as a stepping stone to the next.

The part that's sometimes overlooked is that the quality of the stepping stone matters too.

What you buy today can have a surprisingly large influence on the choices available to you later.

“We'll just upgrade later.”

It's a perfectly reasonable plan—but the property you buy first can influence how easy that upgrade eventually becomes.

If your first home has strong resale appeal and performs well, it can help create the equity and flexibility needed for the next move.

If demand is thin or growth underperforms, “later” can become harder than expected.

A stepping-stone property doesn't need to be your dream home.

But ideally, the next buyer should want it as much as you did.

This is one area where my thinking has evolved quite a bit over the years.

Cashflow absolutely matters—but I've become increasingly interested in what investors sacrifice to improve it.

Sometimes very little.

Sometimes the quality of the underlying asset.

That's the distinction I've explored here.

Cashflow matters. But should it drive your property strategy?

A higher rental yield can make a property easier to hold.

But that doesn't automatically make it a better property to own.

One question we think is worth asking:

What are you giving up to get that extra cashflow?

Location, land value, scarcity and future owner-occupier appeal can all influence long-term outcomes.

The aim isn't growth at any cost—or maximum yield at any cost.

Asset quality first. Cashflow sustainability alongside it.

We've explored the thinking behind this in our latest article.
