At settlement, you may notice a section of your settlement statement showing adjustments for rates and outgoings.
This is a standard part of every property settlement in WA - and understanding what it means can help you plan your finances more accurately.
💡 What are settlement adjustments?
Settlement adjustments ensure that the costs associated with owning a property - such as council rates and water rates - are shared fairly between the buyer and the seller based on the settlement date.
The party who owns the property on a given day is responsible for the costs of that day.
📋 What is typically adjusted at settlement?
✔️ Council rates - levied annually by the local council. If the seller has already paid rates for a period that extends beyond settlement, the buyer reimburses the seller for their share.
✔️ Water rates and service charges - levied by the Water Corporation. These are adjusted in the same way as council rates.
✔️ Land tax - if the property is subject to land tax, an adjustment may also be required.
✔️ Strata levies - if the property is part of a strata scheme, outstanding or prepaid strata levies may also be adjusted.
🏠 What does this mean for buyers?
As a buyer, you may be required to reimburse the seller for a portion of rates already paid, or you may receive a credit if rates are in arrears.
Your settlement agent calculates these adjustments accurately and includes them in your settlement statement before settlement day.
