πŸ“Š PERTH PROPERTY MARKET UPDATE – SALES REBOUND, BUT LISTINGS CONTINUE TO CLIMB!

Perth's property market bounced back last week, with 615 sales transactions, up 17.4% on the previous week.

🏑 House sales ↑ 19.0%
🏒 Unit sales ↑ 20.0%
🌱 Land sales remained unchanged.

But the big story continues to be the number of properties available for sale.

There are now 8,289 properties on the market, up 3.4% in just one week and a remarkable 198.2% higher than this time last year.

That's almost three times as many properties for sale as 12 months ago!

🏠 RENTAL MARKET REMAINS TIGHT

There were 1,992 properties available for rent, up slightly for the week but still 11.3% lower than a year ago.

Leasing activity strengthened, with 625 properties leased, up an impressive 37.7% on the previous week.

So, what does this mean?

πŸ‘‰ Buyers: More choice and potentially greater negotiating opportunities.

πŸ‘‰ Sellers: Buyers are active, but competition is increasing. Realistic pricing and effective marketing are essential.

πŸ‘‰ Investors: Rental availability remains tight, supporting demand for well-located investment properties.

My observation: Perth's market is clearly changing. Sales activity remains healthy, but the dramatic increase in listings means buyers now have considerably more choice.

The days of simply listing a property and expecting an immediate sale may be changing.

Local knowledge, correct pricing and good advice matter more than ever.

07/10/2026

πŸ“Š PERTH PROPERTY MARKET UPDATE – LISTINGS PASS 8,000 AS SALES ACTIVITY EASES

Perth's property market recorded a quieter week, with 530 sales transactions, down 15.1% on the previous week.

Looking at the individual sectors:

🏑 House sales fell 21.7%
🏒 Unit sales fell 12.7%
🌱 Land sales bucked the trend, increasing 100%

But the biggest story this week is undoubtedly the continued rise in properties available for sale.

There were 8,013 properties for sale across Perth at the end of last week – up another 2.7%** in just one week.

More importantly:

πŸ“ˆ Listings are 9.0% higher than four weeks ago
πŸ“ˆ Listings are an extraordinary 184.0% higher than this time last year

That means Perth now has almost twice as many properties for sale as it did 12 months ago.

That's a major shift in market conditions.

For buyers, the increase in stock means considerably more choice and potentially greater negotiating power.

For sellers, the message is becoming increasingly clear – the market has changed. With far more properties competing for buyers, realistic pricing, presentation and a strong marketing strategy are now critical.

🏠 RENTAL MARKET REMAINS TIGHT

While properties for sale continue to increase, rental supply remains constrained.

There were just 1,970 properties available for rent across Perth, down 3.2% for the week and 9.6% lower than this time last year.

A total of 457 properties were leased, down 29.5% on the previous week and 18.8% lower than a year ago.

So, what does this mean?

πŸ‘‰ Buyers: More than 8,000 properties for sale means greater choice. Buyers can afford to compare properties carefully and may have more opportunity to negotiate.

πŸ‘‰ Sellers: With almost three times the stock available compared with a year ago, simply putting a property on the market is no longer enough. Price, presentation and marketing matter.

πŸ‘‰ Investors: Despite the dramatic increase in properties available for sale, rental stock remains below 2,000 properties, continuing to support demand for quality rental accommodation.

We're now seeing a very clear contrast in Perth – sales stock is rising rapidly while rental supply remains tight.

The Perth market isn't one market, either. Conditions can vary significantly between suburbs and property types, which makes good local knowledge increasingly important.

πŸ“Š **PERTH PROPERTY MARKET UPDATE – BUYER CHOICE GROWS WHILE RENTAL SUPPLY TIGHTENS**

Perth's property market remained relatively steady last week, with **631 sales transactions** reported by REIWA.

Looking at the individual sectors:

🏑 **House sales** increased **6.9%**
🏒 **Unit sales** fell **3.4%**
🌱 **Land sales** dropped **49.0%**

But once again, the bigger story is what's happening with the number of properties available for sale.

There were **7,804 properties for sale across Perth** at the end of last week, relatively unchanged from the previous week.

However, when we look at the bigger picture, listings are now:

πŸ“ˆ **6.7% higher than four weeks ago**
πŸ“ˆ An extraordinary **174.7% higher than this time last year**

That means Perth now has **almost 2.75 times as many properties for sale as it did 12 months ago**.

That's a significant change in market conditions.

Buyers now have considerably more choice and can afford to be more selective. For sellers, the increase in competition means **getting the price, presentation and marketing strategy right from the beginning is becoming increasingly important**.

🏠 **RENTAL MARKET MOVES IN THE OPPOSITE DIRECTION**

While sales stock has increased dramatically, rental availability continues to tighten.

There were just **1,909 properties available for rent** across Perth at the end of last week – down another **3.3%** for the week and **7.5% lower than a year ago**.

At the same time, leasing activity strengthened, with **649 properties leased**, up **6.2%** on the previous week.

This creates an interesting contrast in the Perth property market:

πŸ‘‰ **Buyers:** More stock means greater choice and potentially improved negotiating opportunities.

πŸ‘‰ **Sellers:** Buyers remain active, particularly in the housing market, but with substantially more properties competing for their attention, realistic pricing and strong marketing are essential.

πŸ‘‰ **Investors:** Rental listings have now fallen below **1,900 properties**, while leasing activity increased last week. This continues to demonstrate the pressure on Perth's rental supply.

We are increasingly seeing **two very different property markets in Perth** – a sales market with dramatically more choice and a rental market where available stock continues to shrink.

For buyers, sellers and investors, the headline Perth numbers only tell part of the story. **Understanding what's happening in your particular suburb and property type is becoming more important than ever.**

If you're thinking of buying, selling or investing, feel free to get in touch for a discussion about what these changing market conditions could mean for you.

21/09/2026

πŸ“Š PERTH PROPERTY MARKET UPDATE – SALES RISE, BUT BUYERS HAVE MORE CHOICE

Perth's property market recorded a stronger week, with 635 sales transactions, up 8.7% on the previous week.

Looking at the individual sectors:

🏑 House sales increased 8.4%
🏒 Unit sales remained relatively stable
🌱 Land sales jumped 44.4%

While sales activity improved, the really interesting story continues to be the amount of property coming onto the market.

There were 7,755 properties for sale across Perth at the end of last week – another 2.5% increase in just one week.

Listings are now:

πŸ“ˆ 7.6% higher than four weeks ago
πŸ“ˆ A remarkable 164.8% higher than this time last year

That means Perth now has more than 2.6 times the number of properties for sale compared with 12 months ago.

This is a substantial change in market conditions.

Buyers have significantly more choice and can afford to be more selective. For sellers, the increase in competition means realistic pricing, presentation and effective marketing are becoming more important than ever.

🏠 RENTAL SUPPLY CONTINUES TO TIGHTEN

The rental market is telling a very different story.

There were just 1,974 properties available for rent at the end of the week – down 2.7% from the previous week and 6.9% lower than a year ago.

A total of 612 properties were leased, slightly down on the previous week.

What does this mean?

πŸ‘‰ Buyers: More properties for sale means greater choice and potentially improved negotiating opportunities.

πŸ‘‰ Sellers: Buyers are still active, as the increase in sales demonstrates, but they now have substantially more properties to choose from. Getting the price right from the beginning is becoming increasingly important.

πŸ‘‰ Investors: Rental stock has now fallen below 2,000 properties across Perth, reinforcing how tight the rental market remains and supporting continued tenant demand for quality properties.

We are seeing a clear divergence in the Perth property market – sales stock continues to rise while rental availability continues to fall.

The market is changing, and the conditions we experienced 12 months ago aren't necessarily the conditions we're seeing today.

More than ever, buyers, sellers and investors need to understand what's happening in their individual suburb and property type, rather than relying solely on the Perth-wide headlines.

14/09/2026

πŸ“Š PERTH PROPERTY MARKET UPDATE – MORE STOCK, MORE CHOICE & A CHANGING MARKET

Perth recorded a quieter week for property sales, with 600 transactions, down 12.4% on the previous week.

The breakdown shows:

🏑 House sales down 8.8%
🏒 Unit sales up 4.3%
🌱 Land sales down 56.6%

But perhaps the biggest story continues to be the rapid increase in the number of properties available for sale.

There were 7,565 properties for sale across Perth at the end of last week – up another 2.9% in just one week.

Even more significantly, listings are now:

πŸ“ˆ 6.9% higher than four weeks ago
πŸ“ˆ 157.2% higher than this time last year

That means buyers now have more than two-and-a-half times the number of properties to choose from compared with 12 months ago.

This is a significant change in the Perth market.

Buyers have more choice and can afford to be increasingly selective. For sellers, it means greater competition and reinforces the importance of realistic pricing, good presentation and effective marketing from day one.

🏠 RENTAL MARKET REMAINS TIGHT

The rental market continues to tell a very different story.

There were 2,029 properties available for rent, relatively unchanged from the previous week but 5.5% lower than a year ago.

A total of 622 properties were leased during the week, down 1.9% on the previous week and 10% lower than this time last year.

So, what does this mean?

πŸ‘‰ Buyers: Increasing stock is creating more choice and potentially greater negotiating opportunities.

πŸ‘‰ Sellers: The market is becoming more competitive. With significantly more properties available than a year ago, getting the price and marketing strategy right is becoming increasingly important.

πŸ‘‰ Investors: Rental availability remains tight, which continues to support demand for well-located and correctly priced rental properties.

We are seeing an increasingly interesting divergence in Perth – sales listings are rising rapidly while rental stock remains constrained.

The market isn't necessarily weak; it's changing. And as conditions become more balanced, understanding what's happening in your individual suburb and property type becomes increasingly important.

08/09/2026

πŸ“Š **PERTH PROPERTY MARKET UPDATE – SALES REBOUND AS BUYER CHOICE CONTINUES TO GROW**

Perth's property market recorded a stronger week, with **699 sales transactions**, up **12.4%** on the previous week.

Looking at the different sectors:

🏑 **House sales jumped 19.4%**
🏒 **Unit sales fell 17.5%**
🌱 **Land sales increased 33.9%**

Despite the increase in sales activity, the amount of property available to buyers remains significantly higher than it was a year ago.

There were **7,352 properties for sale across Perth** at the end of last week, relatively unchanged from the previous week but:

πŸ“ˆ **7.3% higher than four weeks ago**
πŸ“ˆ An extraordinary **153.1% higher than this time last year**

In other words, buyers now have **more than two-and-a-half times the number of properties to choose from compared with 12 months ago**.

That's a significant shift in market conditions.

More choice doesn't necessarily mean less demand – as this week's strong sales figures demonstrate – but it does mean buyers can be more selective and sellers face considerably more competition.

🏠 **RENTAL MARKET CONTINUES TO TIGHTEN**

While sales listings have increased dramatically, Perth's rental market continues to move in the opposite direction.

There were just **2,023 properties available for rent**, down **1.2%** for the week, **10.8% lower than four weeks ago** and **8.5% below this time last year**.

A total of **635 properties were leased** during the week. While this was down 4.2% on the previous week, it was **26.7% higher than four weeks ago**.

**What does this mean?**

πŸ‘‰ **Buyers:** There is considerably more choice than a year ago. Buyers can compare properties more carefully and may have greater negotiating opportunities.

πŸ‘‰ **Sellers:** Buyers are still active, but with substantially more competition, **correct pricing, presentation and marketing are becoming increasingly important**.

πŸ‘‰ **Investors:** Rental stock continues to tighten, supporting strong tenant demand and reinforcing the appeal of well-located investment property.

The interesting story in Perth right now is the growing difference between the **sales and rental markets**. Sales stock has increased dramatically, while rental availability continues to decline.

For buyers, sellers and investors, this makes understanding what's happening in your **individual suburb and property type** more important than ever.

31/08/2026

πŸ“Š PERTH PROPERTY MARKET UPDATE – MORE CHOICE FOR BUYERS AS RENTAL SUPPLY TIGHTENS

Perth recorded 625 property sales last week, up slightly by 0.8% on the previous week.

Looking at the individual sectors:

🏑 House sales fell 5.0%
🏒 Unit sales fell 5.9%
🌱 Land sales surged 138.5%

Perhaps the biggest story, however, continues to be the rapid increase in properties available for sale.

There were 7,312 properties for sale across Perth at the end of last week, up another 1.5% for the week.

Even more significantly, listings are now:

πŸ“ˆ 7.8% higher than four weeks ago
πŸ“ˆ 145.3% higher than this time last year

That means Perth buyers now have almost two-and-a-half times the number of properties to choose from compared with 12 months ago.

This is a significant change. Buyers have more choice and can afford to be increasingly selective, while sellers are facing greater competition when bringing their property to market.

🏠 RENTAL MARKET REMAINS TIGHT

The rental market is moving in the opposite direction.

There were 2,047 properties available for rent, down 1.7% for the week and 8.3% lower than a year ago.

Meanwhile, 664 properties were leased, up 1.7% on the previous week and 2.8% higher than four weeks ago.

What does this mean?

πŸ‘‰ Buyers: More stock means greater choice and potentially more negotiating power. The pressure to make an immediate decision may be starting to ease.

πŸ‘‰ Sellers: With significantly more properties competing for buyers, correct pricing, presentation and marketing are becoming critical. The strategy that worked 12 months ago may not necessarily work today.

πŸ‘‰ Investors: Rental availability continues to tighten, supporting strong tenant demand for well-located and appropriately priced properties.

We are increasingly seeing two different Perth property markets – a sales market moving towards greater balance and a rental market where supply remains constrained.

As conditions continue to change, understanding what is happening in your individual suburb and property type is far more important than relying on Perth-wide averages alone.

If you're considering buying, selling or investing, feel free to get in touch for a discussion about what these changing market conditions could mean for you.

18/08/2026

πŸ“Š **PERTH PROPERTY MARKET UPDATE – MORE CHOICE FOR BUYERS, BUT RENTAL SUPPLY TIGHTENS**

Perth's property market recorded a quieter week, with **605 sales transactions**, down **20.4%** on the previous week.

The breakdown shows:

🏑 **House sales** down **16.0%**
🏒 **Unit sales** down **6.6%**
🌱 **Land sales** down a significant **80.0%**

At the same time, the number of properties available for sale continues to climb.

There were **7,076 properties for sale** across Perth at the end of last week, up **3.3%** in just one week. More significantly, listings are now **123.4% higher than they were a year ago**.

That's more than **double the number of properties available to buyers compared with 12 months ago**.

This is an important change in the Perth market. Buyers now have considerably more choice and, as competition between sellers increases, **correct pricing, presentation and marketing are becoming more important than ever**.

🏠 **RENTAL MARKET TELLS A DIFFERENT STORY**

While properties for sale are increasing, rental availability moved in the opposite direction.

There were just **2,116 properties available for rent**, down **6.7%** for the week and **8.5% lower than a year ago**.

Meanwhile, leasing activity was particularly strong, with **742 properties leased** during the week – up an impressive **47.8%** on the previous week and **10.7% higher than this time last year**.

**So, what does this mean?**

πŸ‘‰ **Buyers:** Increasing stock means greater choice and potentially more negotiating power. Taking the time to compare properties is becoming possible again.

πŸ‘‰ **Sellers:** With more than twice as many properties for sale as a year ago, buyers can afford to be more selective. Getting the price and marketing strategy right from day one is increasingly important.

πŸ‘‰ **Investors:** The rental market remains tight. Falling rental availability combined with strong leasing activity continues to support demand for well-located investment properties.

Perth appears to be developing into **two quite different markets** – a sales market where supply is increasing rapidly and a rental market where available stock remains tight.

The headline numbers are important, but individual suburbs can perform very differently. Understanding what's happening in your **local market** is becoming increasingly important when deciding whether to buy, sell or invest.

11/08/2026

Perth's property market recorded another solid week, with 773 sales transactions, up 3.8% on the previous week.

🏑 House sales increased 5.4%
🏒 Unit sales fell 19.7%
🌱 Land sales jumped an impressive 66.7%

One of the most significant changes we're seeing is the amount of property now available to buyers.

There were 6,852 properties for sale across Perth at the end of the week – up 1% from the previous week and 111.5% higher than this time last year.

That's more than double the stock available 12 months ago.

While this doesn't necessarily mean prices are falling, it does mean the market is changing. Buyers have considerably more choice, and sellers can no longer assume that simply putting a property on the market will guarantee a quick result.

🏠 What about rentals?

Rental listings increased 4.8% during the week to 2,268 properties, although available rentals remain 1.1% below this time last year.

Interestingly, only 502 properties were leased during the week – down 22.8% from the previous week and 27.8% lower than a year ago.

So, what does all this tell us?

πŸ‘‰ Buyers: More stock means more choice and potentially greater negotiating power. There is less pressure to buy the first suitable property that comes along.

πŸ‘‰ Sellers: With more than twice as many properties competing for buyers compared with a year ago, correct pricing, presentation and marketing are becoming increasingly important.

πŸ‘‰ Investors: Rental supply remains relatively tight compared with the sales market, which should continue to support demand for well-located, correctly priced rental properties.

Perth is clearly moving towards a more balanced property market. Strong sales activity shows buyers are still there, but the dramatic increase in properties for sale means the days of extremely limited choice are changing.

For anyone considering buying, selling or investing, understanding what's happening in your local suburb rather than relying solely on the Perth-wide figures is becoming increasingly important

πŸ“ˆ Perth Property Market Update – Buyer Activity Improves as Listings Reach New Highs

Perth's property market bounced back last week, with 658 sales transactions recorded by REIWA – a 4.6% increase on the previous week.

Here's how the market performed:
🏑 House sales increased 12.4%
🏒 Unit sales jumped 25.8%, highlighting continued demand for more affordable housing options.
🌱 Land sales fell 54.1%, following the strong activity seen in previous weeks.

One of the biggest stories continues to be the growth in available properties. There are now 6,777 properties for sale across Perth – up 4.1% on the previous week, 10.8% higher than four weeks ago and an incredible 100.9% higher than this time last year.

This growing supply is giving buyers more choice and creating a more balanced marketplace, while sellers need to ensure their properties stand out through quality presentation and realistic pricing.

🏠 Rental Market Update

Rental listings remained steady at 2,231 properties, virtually unchanged from the previous week. However, available rentals are still 7% lower than a year ago, showing that Perth's rental market remains undersupplied.

A total of 554 properties were leased during the week, down 11.2% from the previous week. While leasing numbers have eased, the ongoing shortage of rental properties continues to support strong demand from tenants.

What does this mean?

βœ… For buyers: More properties on the market mean greater choice and improved opportunities to negotiate.

βœ… For sellers: Buyers have more options than they did 12 months ago, making strategic pricing and professional marketing more important than ever.

βœ… For investors: Rental supply remains tight, providing confidence that well-located investment properties should continue to attract quality tenants.

The Perth market is continuing its transition towards a more balanced environment. While stock levels are rising, demand remains healthy, particularly for well-presented homes in desirable locations.
