Bet you didn't realise that a termite inspection and a timber pest inspection are NOT the same thing?! 🐜 And when you're putting a pest inspection condition into your offer, that distinction matters.

A termite inspection is exactly what it sounds like: it's looking for termites.
A timber pest inspection is broader. It covers termites, borers and wood decay fungi.

Why does that matter?

Because you could have a property with no evidence of termites, but still have timber being damaged by another pest or decay. If your contract condition only refers to termites, you may find that those other issues aren't covered by the condition you've agreed to.

And that's a pretty frustrating thing to discover AFTER you've paid for the inspection 😬

This is why I'm always banging on about understanding the wording of your conditions before you sign your offer. Don't just tick "pest inspection" and assume you're covered for everything. Know EXACTLY what is being inspected, what findings your condition actually covers and what happens if something is identified.

If you're making an offer and you're not sure whether your proposed inspection conditions give you the protection you think they do, send the contract through before you sign. I offer complimentary pre-contract reviews and can talk you through exactly what you're agreeing to 🏡💪

One tiny name mismatch can turn a very straightforward ATO Clearance Certificate into a VERY frustrating exercise 😩

ICYMI: When you sell your home, you need to supply a clearance certificate from the ATO. Without it, 15% of your sale proceeds will be withheld and paid to the ATO.

But while most sellers know this, what a lot don't realise is that the name on your Clearance Certificate needs to match the name registered on the title.

So if the title says:
Rebecca Anderson

…but your ATO records say:
Rebecca Andersen

…you may [read: will] have a problem.

If the title is correct, you'll need to update your details with the ATO and then re-apply for your Clearance Certificate. And unfortunately, that process isn't always quick ⏰ It's an especially frustrating delay when you're already under contract and counting down to settlement.

Instead of winging it... before you apply for your Clearance Certificate, log into your ATO portal and check that your name is recorded EXACTLY as it appears on your property title.

✔️ Correct spelling.
✔️ Current legal name.

If something isn't right, you've then got time to sort it out before you need the certificate urgently.

And while we're on the subject... don't wait until settlement is looming to apply! Clearance Certificates are valid for 12 months, so this is something you can get organised nice and early when you're preparing to sell 🏡

A two-minute check now could save you a whole lot of hassle later 🙌

One of my favourite parts of what I do actually happens BEFORE you've bought the house 🏡 Because there’s a huge difference between knowing what a clause says and *actually* understanding what that clause could mean for you if something doesn't go to plan.

And this 👆 is exactly where I think a good pre-contract review really earns its keep.

It's the opportunity to talk through the "what ifs" before they become the "what nows?" 😬

What if finance takes longer than expected? What if your building inspection finds something? What if you're buying and selling at the same time? What if something isn't working at the final inspection?

Those conversations are SO much easier to have before your offer is signed.

And I know that sometimes you don't have days to get advice. Sometimes you've found the house at 11am Saturday and the agent wants offers that afternoon.

That's why my complimentary contract reviews aren't about sending me something and waiting a week for a response. If you're actively house hunting, I want you to be able to call or text when you need me, get clear advice quickly and make your offer knowing exactly what you're agreeing to.

Because moving quickly doesn't have to mean going in blind 🙌

If you're house hunting at the moment, get in touch before you find "the one" and I'll explain how my complimentary pre-contract reviews work.

Buying your dream home right now:
The repayments: scary
The interest rate forecasts: terrifying
Getting the keys to a home you absolutely LOVE: worth it anyway 🏡😂

When you find said dream home, call me before you make the offer. I offer complimentary pre-contract reviews to help you get it right from the start 🍾

Found 14 homes you somewhat like the look of on realestate.com.au and convinced yourself you can inspect all of them in a day? Before you sacrifice your entire Saturday driving from home open to home open, do a little ruthless shortlisting first.

And beyond the obvious price, bedrooms, bathrooms and location filters, here are three things I'd be looking at 👇

👀 Do a fake weekday commute
Google Maps can tell you the distance to work, school or wherever you regularly travel... but check it at 8am on a Tuesday, not 9pm while you're scrolling listings. A suburb that looks only 10 minutes further away on paper can feel VERY different in peak-hour traffic.

👀 Look beyond the listing photos
Jump onto Google Street View and virtually "walk" the surrounding streets (especially if it's a neighbourhood you're not familiar with). What's next door? What's directly behind the property? How busy is the road at the end of the street? Are there vacant blocks, commercial properties or anything else you hadn't noticed from the beautifully cropped listing photos?

👀 Think about your boring Tuesday, not your dream Sunday
It's easy to picture yourself entertaining around that gorgeous kitchen or walking to the beach on Sunday morning. But what does normal life look like there?

Where will you grab milk at 6pm? How far is school/daycare? Where does the dog get walked? Is there somewhere nearby for takeaway when you absolutely cannot face cooking? 😂

A house can tick every box and still not really fit your life. Doing a little digging before you add a property to the Saturday inspection list can save you HOURS. And once one makes it from the shortlist to the "I think we might make an offer" list... that's when I come in 🙋‍♀️

Send me the contract before you sign, and we can sit down and do a complimentary pre-contract review, so you know exactly what you're agreeing to before you put your offer forward 🙌

You get to your final inspection and discover the seller has taken the oven... 😳
Yep. That one actually happened to me...

Hopefully your final inspection discoveries are a little less dramatic 😂 But whether it's a light that isn't working, an appliance that's disappeared or something else that doesn't seem quite right, the first thing to do is document it.

Take photos and videos ➡️ Make a list of anything you're concerned about ➡️ Send it all through to your conveyancer ASAP.

From there, I'll look at your contract to work out whether the issue is actually covered and, if it is, what rights you have to get it resolved.

But here's the part I really want all my buyers to understand 👇
Finding something wrong at your final inspection does NOT automatically mean you can delay settlement or simply withhold money from the seller.

What you can do depends on your contract, what the issue is and the particular clause that applies.

And this is why I like having these conversations before you even sign the contract. Knowing what your final inspection rights *actually* are (and what happens if something isn't right) can save a lot of disappointment when settlement is only days away.

Questions about final inspections? Drop them below or send me a DM. I'm always happy to help 🏡

“Incredibly helpful, efficient and professional” 🥰
I certainly can't ask for much better feedback than that!

There are a lot of moving parts behind every property settlement, but from my client's perspective, I want the process to feel straightforward, well-managed and, as much as possible, stress-free.

That means keeping you updated, answering your questions quickly, explaining what's happening in plain English and making sure all those little details are being taken care of behind the scenes 🏡

Thank you so much, Andrew, for such a lovely review and for trusting me with the purchase of your first property. It was an absolute pleasure helping you through it!

Something I haven't seen a whole lot of over the past couple of years is starting to make a comeback... subject to sale offers 👀

When the Perth market was at its most competitive, making an offer subject to selling your own property could make it pretty difficult to compete against buyers without a property to sell.

But in recent weeks, I'm seeing more and more of them come across my desk. So, if you're buying and selling at the same time, what are your options?

🏡 Subject to sale
Your purchase is conditional on selling your existing property within an agreed timeframe. The dates and wording are really important here, particularly around what happens if you don't secure a buyer in time.

🏡 Subject to settlement
Is your property already under offer? You might instead make your purchase conditional on your existing sale successfully settling.

🏡 Bridging finance
Depending on your circumstances, bridging finance may allow you to buy before selling, without needing to make your offer subject to sale. This is definitely a conversation to have with your broker or lender early!

There's no one-size-fits-all approach, so if you're planning to buy and sell, start those conversations before you find the next house. Speak to your agent about your sale, your broker about the numbers, and your conveyancer about how to structure your offer 💪

I offer complimentary pre-contract reviews, so if you've found the next house, send your offer through before you sign.

You'd expect the oven, hot water system, power points and plumbing to actually WORK when you buy a house… right? 🏡

Well, yes… but there’s a little more to it than that.

Most contracts will include either a "working order" or "good working order" warranty, and those few extra words can make a difference.

👉 Working order essentially means the item does its job.
👉 Good working order goes a little further in that it should be performing as well as it reasonably should be.

But there's another VERY important word in there: warranty 👀

A 'warranty' is different from a 'condition' when it comes to your contract. If something isn't working as warranted, it doesn't necessarily mean you can simply refuse or delay settlement until it's fixed.

That's where your conveyancer comes in 👋

If you identify something during your building inspection, or (more often) later at your final inspection, tell me as soon as possible. I'll look at what your contract actually says, communicate with the seller's conveyancer and work through the options available to you.

And sometimes the best outcome isn't actually having the seller organise the repair 🔧

Recently, I've helped buyers negotiate credits at settlement where issues couldn't be resolved in time for settlement. That can actually be a great outcome for a buyer because you then have control over who does the work, when it's done and, if you choose, whether you upgrade or replace something altogether 💰

My role as your conveyancer isn't simply to process paperwork and get you to settlement. I'm also here to help you understand what you've agreed to, advocate for you when something isn't right, and help find a practical solution when things don't quite go to plan 🙌

One question I think every buyer should ask before making an offer:
🗨️ “Are there any material facts about the property that I should be aware of?”

A material fact is essentially something about the property that a reasonable person might expect to know before deciding whether to buy it.

And they can vary enormously.

🏡 The existence of Typlex pipes
🏡 A history of the property being used to manufacture illegal drugs
🏡 Certain crimes or deaths associated with the property
🏡 Other circumstances that could influence your decision to buy

But make no mistake - a material fact isn't necessarily a deal breaker. Something that would make one buyer walk away might not bother another buyer at all. Or it might simply prompt you to do a little more investigation before deciding how (or whether) to proceed.

That's why I think disclosure is so important. When we were house hunting ourselves, there were properties where things were volunteered upfront, and I really appreciated that transparency. It meant we could make our decision with the full picture in front of us 🙌

But don't assume everything relevant will necessarily be volunteered.

Ask the question. And if there's something in particular that matters to you or could affect how you intend to use the property, ask specifically about that too.

That way, you know what you're buying so you can make an informed decision before you sign ✍️

And if you're getting ready to make an offer, send the contract through to me first. I offer complimentary pre-contract reviews for buyers so we can work through the terms, conditions and anything else worth considering before you commit 💪
