𝐓𝐢𝐭𝐥𝐞𝐬 𝐈𝐬𝐬𝐮𝐞𝐝 | 𝟓𝟎% 𝐒𝐨𝐥𝐝 | 𝐎𝐧𝐥𝐲 𝟐 𝐑𝐞𝐬𝐢𝐝𝐞𝐧𝐜𝐞𝐬 𝐑𝐞𝐦𝐚𝐢𝐧𝐢𝐧𝐠

Another milestone for our Willetton project — titles have now been issued, allowing settlement to proceed and construction to commence shortly thereafter.

Located within the sought-after 𝐑𝐨𝐬𝐬𝐦𝐨𝐲𝐧𝐞 𝐒𝐞𝐧𝐢𝐨𝐫 𝐇𝐢𝐠𝐡 𝐒𝐜𝐡𝐨𝐨𝐥 𝐜𝐚𝐭𝐜𝐡𝐦𝐞𝐧𝐭, these brand-new 4-bedroom residences offer a comprehensive turnkey package, including:

🏡 Double brick construction
🏡 Stone benchtops & quality appliances
🏡 Ducted reverse-cycle air-conditioning
🏡 Solar PV system
🏡 Landscaping & window treatments

One potential advantage of buying through a house-and-land structure is transfer duty savings. Depending on the contract structure and purchaser's circumstances, eligible buyers may save around $10,000 in transfer duty, where duty is assessed on the land value rather than the completed home.

With 50% already sold and only two residences remaining, buyers can also discuss selected specification adjustments to suit their budget and lifestyle.

For current pricing, floor plans and package details, pls get in touch.

𝐍𝐞𝐠𝐚𝐭𝐢𝐯𝐞 𝐆𝐞𝐚𝐫𝐢𝐧𝐠: 𝐖𝐡𝐚𝐭 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐀𝐫𝐞 𝐘𝐨𝐮 𝐁𝐮𝐲𝐢𝐧𝐠?

For years, when investors asked me about a property, one of the first questions was usually: “Can I manage the holding cost?”
From 1 July 2027, another question matters just as much: “𝐖𝐡𝐚𝐭 𝐭𝐲𝐩𝐞 𝐨𝐟 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐚𝐦 𝐈 𝐛𝐮𝐲𝐢𝐧𝐠?”

Here's the short version of the new rules.

🏠 𝐄𝐬𝐭𝐚𝐛𝐥𝐢𝐬𝐡𝐞𝐝 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐢𝐞𝐬 𝐩𝐮𝐫𝐜𝐡𝐚𝐬𝐞𝐝 𝐟𝐫𝐨𝐦 𝟕:𝟑𝟎𝐩𝐦 𝐀𝐄𝐒𝐓, 𝟏𝟐 𝐌𝐚𝐲 𝟐𝟎𝟐𝟔
From 1 July 2027, rental losses can no longer be used to offset salary or other non-property income.
The losses aren't necessarily lost. They can be used against eligible residential property income, including capital gains, or carried forward to future years.

🏠 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐢𝐞𝐬 𝐚𝐜𝐪𝐮𝐢𝐫𝐞𝐝 𝐛𝐞𝐟𝐨𝐫𝐞 𝐭𝐡𝐚𝐭 𝐝𝐚𝐭𝐞
Existing negative gearing arrangements continue.

🏗️ 𝐄𝐥𝐢𝐠𝐢𝐛𝐥𝐞 𝐧𝐞𝐰 𝐝𝐰𝐞𝐥𝐥𝐢𝐧𝐠𝐬
Investors can continue to offset rental losses against other income under the existing arrangements.

1️⃣ 𝐑𝐮𝐧 𝐭𝐡𝐞 𝐧𝐮𝐦𝐛𝐞𝐫𝐬 𝐰𝐢𝐭𝐡𝐨𝐮𝐭 𝐭𝐡𝐞 𝐢𝐦𝐦𝐞𝐝𝐢𝐚𝐭𝐞 𝐭𝐚𝐱 𝐛𝐞𝐧𝐞𝐟𝐢𝐭.
If the investment only makes sense because of a tax refund against your salary, consider whether the cash flow still works without it.

2️⃣ 𝐂𝐨𝐧𝐟𝐢𝐫𝐦 𝐰𝐡𝐞𝐭𝐡𝐞𝐫 𝐭𝐡𝐞 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐪𝐮𝐚𝐥𝐢𝐟𝐢𝐞𝐬 𝐚𝐬 "𝐧𝐞𝐰".
Under the Government's August 2026 consultation proposal, a dwelling generally needs to add to housing supply and be purchased within 24 months of its certificate of occupancy, subject to eligibility conditions.
Check its completion date, previous ownership and occupation history, and the applicable rules.

3️⃣ 𝐓𝐡𝐢𝐧𝐤 𝐚𝐛𝐨𝐮𝐭 𝐭𝐢𝐦𝐢𝐧𝐠 𝐚𝐧𝐝 𝐜𝐞𝐫𝐭𝐚𝐢𝐧𝐭𝐲.
Buying off-the-plan means waiting for construction to finish, sometimes for years.
A newly completed property offers another option. You can inspect the finished home, assess its condition and potentially start earning rental income sooner.
And if it qualifies as a new dwelling under the tax rules, the existing negative gearing benefits may still apply.

𝐓𝐡𝐞 𝐤𝐞𝐲 𝐢𝐬𝐧'𝐭 𝐬𝐢𝐦𝐩𝐥𝐲 𝐛𝐮𝐲𝐢𝐧𝐠 𝐧𝐞𝐰 𝐨𝐫 𝐞𝐬𝐭𝐚𝐛𝐥𝐢𝐬𝐡𝐞𝐝. 𝐈𝐭'𝐬 𝐮𝐧𝐝𝐞𝐫𝐬𝐭𝐚𝐧𝐝𝐢𝐧𝐠 𝐲𝐨𝐮𝐫 𝐜𝐚𝐬𝐡 𝐟𝐥𝐨𝐰, 𝐭𝐚𝐱 𝐩𝐨𝐬𝐢𝐭𝐢𝐨𝐧 𝐚𝐧𝐝 𝐢𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭 𝐫𝐢𝐬𝐤𝐬 𝐛𝐞𝐟𝐨𝐫𝐞 𝐜𝐨𝐦𝐦𝐢𝐭𝐭𝐢𝐧𝐠.

Everyone's tax position is different, so pls speak with your accountant before signing.

𝐖𝐞𝐞𝐤 𝟕 | 𝐖𝐢𝐥𝐥 𝐈 𝐆𝐞𝐭 𝐖𝐡𝐚𝐭 𝐖𝐚𝐬 𝐌𝐚𝐫𝐤𝐞𝐭𝐞𝐝?

When you buy off the plan, you are buying from renders, floor plans and a finishes schedule. It is natural to wonder whether the finished home will match what you were shown.

The answer often sits in one clause most buyers skim past: 𝐭𝐡𝐞 𝐯𝐚𝐫𝐢𝐚𝐭𝐢𝐨𝐧 𝐜𝐥𝐚𝐮𝐬𝐞.

Many off-the-plan contracts allow developers to make certain changes without your approval, usually within agreed limits.

WA Consumer Protection gives an example of a contract allowing a 5% change in balcony area. This is a contractual example, not a standard legal allowance. Changes within the agreed limits may not entitle you to compensation.

𝐁𝐞𝐟𝐨𝐫𝐞 𝐬𝐢𝐠𝐧𝐢𝐧𝐠, 𝐈 𝐚𝐥𝐰𝐚𝐲𝐬 𝐬𝐮𝐠𝐠𝐞𝐬𝐭 𝐛𝐮𝐲𝐞𝐫𝐬 𝐚𝐬𝐤:
🔹 What can be changed, and by how much?
🔹 Will I be consulted first?
🔹 What happens if I don't agree to a change?
🔹 Is the finishes and inclusions list detailed, and does it form part of the contract?
🔹 Have I reviewed the proposed strata plan, not just the marketing floor plan?

And remember, a verbal promise is not necessarily a contractual commitment. 𝐈𝐟 𝐢𝐭 𝐦𝐚𝐭𝐭𝐞𝐫𝐬 𝐭𝐨 𝐲𝐨𝐮, 𝐚𝐬𝐤 𝐟𝐨𝐫 𝐢𝐭 𝐭𝐨 𝐛𝐞 𝐢𝐧𝐜𝐥𝐮𝐝𝐞𝐝 𝐢𝐧 𝐭𝐡𝐞 𝐜𝐨𝐧𝐭𝐫𝐚𝐜𝐭.

For strata properties in WA, sellers must notify buyers in writing of certain changes before settlement. Depending on the nature of the change and the circumstances, buyers may have the right to end the contract.

A settlement agent or lawyer can explain how these provisions apply to your contract.

𝐌𝐲 𝐚𝐝𝐯𝐢𝐜𝐞: Don't just fall in love with the renders. Understand what you're actually signing up for.

𝗝𝘂𝘄𝗮𝗶 𝗜𝗤𝗜 𝗠𝗼𝗻𝘁𝗵𝗹𝘆 𝗡𝗲𝘄𝘀𝗹𝗲𝘁𝘁𝗲𝗿: 𝗢𝗰𝘁𝗼𝗯𝗲𝗿 𝟮𝟬𝟮𝟲

The October Juwai IQI newsletter is out, covering property markets across Asia, the Middle East, Europe and North America.

I contributed the Australia page, based on Cotality’s August data. Since then, September figures have shown a clear shift:
• National home values fell 1.1% in September
• Perth fell 1.2% for the month, but is still 10.1% higher than a year ago
• Listings are up and properties are taking longer to sell
• Rents are still rising

For buyers, this generally means more choice and potentially more room to negotiate — but finance, valuations and borrowing buffers matter more now.
The full newsletter gives a much broader view across global markets and is worth a read.

𝐓𝐈𝐓𝐋𝐄 𝐈𝐍𝐒𝐔𝐑𝐀𝐍𝐂𝐄, 𝐏𝐀𝐑𝐓 𝟑 | 𝐖𝐇𝐄𝐍 𝐒𝐇𝐎𝐔𝐋𝐃 𝐘𝐎𝐔 𝐂𝐎𝐍𝐒𝐈𝐃𝐄𝐑 𝐈𝐓?

Over the past two posts, I covered what title insurance may cover and what it doesn't. So, to finish the series: 𝐰𝐡𝐞𝐧 𝐦𝐢𝐠𝐡𝐭 𝐢𝐭 𝐚𝐜𝐭𝐮𝐚𝐥𝐥𝐲 𝐛𝐞 𝐰𝐨𝐫𝐭𝐡 𝐜𝐨𝐧𝐬𝐢𝐝𝐞𝐫𝐢𝐧𝐠?

Title insurance is optional. WA's Torrens title system already provides registered owners with strong protection, so it won't necessarily be relevant to every purchase.

It may be worth a conversation if you are:
🔹 Buying an older or renovated property, where some work may have been completed without approval
🔹 Unsure about boundaries, fences or neighbouring structures
🔹 Buying from interstate or overseas, where you may be less able to inspect the property in person and want extra protection against risks such as fraud

A few things to remember:
🔹 It is generally a one-off premium, rather than an annual policy
🔹 It works alongside your settlement agent's searches, not instead of them
🔹 Always read the PDS and policy carefully, including the exclusions and any specific exceptions

Before settlement, ask your settlement agent or lawyer whether title insurance makes sense for the property you are buying.

With an off-the-plan purchase, there can be a long gap between signing the contract and settlement — often one to two years.

A lot can change during that time.

WA Consumer Protection specifically identifies changes in lending policies, your financial circumstances and interest rates as risks that may affect your ability to obtain finance at settlement.

Last week was a good example. The RBA increased the cash rate to 4.60%, while lenders are still required to assess borrowers using a serviceability buffer of at least 3 percentage points above the loan rate.

Before you sign:
• Speak to a broker early, ideally one who understands off-the-plan purchases. A pre-approval is not a guarantee and may expire well before settlement.
• Ask what happens if the bank valuation comes in below your contract price. You may need additional cash to cover the shortfall.
• Ask your settlement agent or lawyer whether the contract can include a finance condition, and how that condition works with the contract's end date. Some developers may not accept one.
• If the contract is unconditional and your finance later falls through, you may still be legally required to settle. Your deposit could also be at risk.
• Keep a buffer in your budget and review your borrowing capacity again as settlement gets closer.

This is not about avoiding off-the-plan property.
It is about understanding the risk before you commit, and having a plan for settlement.

Last week, we introduced title insurance, which can protect against certain risks affecting your legal ownership and use of a property.

𝐓𝐡𝐢𝐬 𝐰𝐞𝐞𝐤: 𝐰𝐡𝐚𝐭 𝐢𝐭 𝐭𝐲𝐩𝐢𝐜𝐚𝐥𝐥𝐲 𝐝𝐨𝐞𝐬 𝐧𝐨𝐭 𝐜𝐨𝐯𝐞𝐫.

Like any policy, title insurance has exclusions.
Before assuming you’re covered, check how your policy treats:
• Risks you knew about but did not disclose to the insurer.
• Risks you created, allowed or agreed to, unless expressly accepted for cover.
• New risks arising after the policy date, outside the categories specifically covered.
• Poor workmanship, structural defects, and the condition of electrical or plumbing fittings.
• Issues identified before purchase in your contract or inspection reports, unless specifically accepted for cover.
• Environmental contamination and hazardous waste.
• Losses connected with business or commercial use under a residential policy.

Do not assume building insurance or a builder’s warranty will cover an issue excluded by title insurance. Each has its own terms and limitations.

The exact exclusions vary by policy and property. Read the full wording, schedules and endorsements carefully. For Stewart Title policies, Schedule B lists property-specific exceptions and any expressly agreed cover.

Next in this series: when buyers may want to consider title insurance.
