🏡 AUSTRALIAN PROPERTY VALUES HAVE FALLEN $63,400!

The latest Cotality data reveals Australia's housing market has recorded its seventh consecutive month of declining values.

📉 National home values fell 1.2% in October.

📉 Values are now 6.7% below their March 2026 peak.

💰 That's equivalent to approximately $63,400 wiped off the value of the median Australian dwelling.

But falling prices don't necessarily mean investors should retreat.

With more properties available, fewer competing buyers and greater negotiating power, changing market conditions may create opportunities for those ready to act.

The key? Knowing what to buy, where to buy and what it's actually worth.

At Suburbanite, we use our national market knowledge and valuation expertise to identify opportunities based on fundamentals, not market sentiment.

On Tuesday 3rd November, the Reserve Bank of Australia lifted the cash rate by 25 basis points to 4.85 per cent – the highest level since November 2008.

This 18 year high comes after weeks of the RBA warning inflation had become worse than expected.

On a $750,000 loan, that’s about $120 more a month.

🏘️ The property market looks very different to this time last year.

Total advertised property listings have increased significantly across several Australian capitals.

📍 Perth: +64.7%

📍 Brisbane: +60.4%

📍 Adelaide: +50.7%

Nationally, total listings are up 19.1% compared with the same period last year.

More properties on the market can mean greater choice for buyers and increased competition between sellers.

For investors who have struggled to secure properties in competitive markets, this shift is worth watching.

However, greater supply doesn't automatically mean every suburb represents a strong investment.

The key is understanding which markets have the right fundamentals for long-term performance.

📍 Where will Australia's next wave of housing demand come from?

Population projections highlighted in Cotality's latest report offer some valuable insights.

Over the ten years to 2034–35, Australia's major capitals are projected to add:

🏙️ Melbourne: 938,000 residents

🏙️ Sydney: 749,000 residents

🏙️ Brisbane: 470,000 residents

🏙️ Perth: 450,000 residents

Melbourne is expected to experience the largest increase in population numbers, while Perth is projected to have the highest percentage growth of these four cities.

For property investors, population growth is one of several indicators worth watching.

But the real question isn't just where people are moving.

It's whether housing supply, infrastructure and employment opportunities will keep pace.

Understanding tomorrow's demand can help inform today's investment decisions.

💸 Property prices and rental prices are moving in different directions.

While national dwelling values remained unchanged over the 12 months to September 2026, rental rates increased by 5.5%.

Some of the strongest rental growth was recorded in:

📍 Darwin: +11.6%

📍 Perth: +8.0%

📍 Hobart: +8.0%

📍 Brisbane: +6.4%

For property investors, this highlights the importance of looking at rental performance alongside capital growth.

A property that delivers reliable rental income can help support holding costs, particularly in periods of slower capital growth.

But rental growth varies considerably between markets, and past performance isn't a guarantee of future returns.

Invest for the numbers, not the headlines.

💰 There's an interesting shift happening in Australia's investment property market.

The national gross rental yield has climbed to 3.85%, its highest level since August 2019.

What's driving the change?

While property values have been falling, rents have continued to increase, rising 5.5% nationally over the past year.

Regional markets are also offering higher average yields than the combined capitals:

🏡 Regional Australia: 4.3%

🏙️ Capital cities: 3.7%

For investors focused on cash flow, rental yields are an important part of the equation.

However, higher yields don't always mean better investments. Vacancy rates, tenant demand, holding costs and future growth prospects need to be assessed together.

A good investment needs to work beyond the headline yield.

⏳ The days of properties selling almost immediately may be behind us, at least for now.

The national median time on market has increased to 41 days, compared with just 26 days a year earlier.

Across the capital cities, properties are spending a median of 39 days on the market, the longest recorded in Cotality's five-year series.

What does this mean for property investors?

More time to undertake due diligence, assess comparable sales and potentially negotiate more favourable purchase terms.

But not every property sitting on the market is a bargain.

Sometimes it's overpriced. Sometimes there are underlying issues. And sometimes, there's a genuine opportunity.

Knowing the difference is where experienced property advice becomes valuable.

RECENT PURCHASE // Our team recently purchased this 3 bedroom, 1 bathroom home for our clients SMSF (prior to the change in rules on residential SMSF investing).

The property is well suited to our clients strategy and our service opened the opportunity for them to invest outside of Sydney in South Australia.

👉Purchase Price: $750,000
👉Rental Appraisal: $620-$650/week
👉Land Size: 849sqm

Whilst residential investing in your SMSF may be off the table, Commercial SMSF investing is far from a compromise with its own unique advantages as a property investment.
