We help Australians build high-performance property portfolios using strategy-first thinking, national research, and disciplined execution.

We reject 95 per cent of the properties that land on our list.

I shared why with Domain recently. It comes down to red flags like main roads, train lines, high Housing Commission percentages and flood risk.

These are not guesses. Our 20 plus due diligence points have been backtested through both hot and flat markets. The pattern holds every time: these properties take longer to sell, attract heavier discounting and fall short of the price their owners wanted.

Main roads are the most unassuming of them all. A street can look quiet on Google Maps, then turn into a high speed, high traffic corridor at peak times. Train lines offer convenience, but buyers notice the noise first.

In great markets, the data gets you in. When markets shift, it is the property due diligence that gets you out.

Can you spot the red flag on this property? It is the remaining lease term.

Banks typically will not fund a commercial property purchase with less than 12 months remaining on the lease. And for good reason. Once that lease expires, you are carrying vacancy risk with no guaranteed income behind the asset.

Eight months of secured rent might look fine on paper. But what comes after those eight months is where the real risk lives. That is exactly why banks draw the line where they do.

The takeaway is simple. Always check the lease expiry before you commit. It is one of the first things that separates a safe deal from an expensive lesson.

Most property markets are slowing or declining right now, and Junge Ma was not going to pretend otherwise.

On the High Performance Panel at the Golden Keys Society launch, our Senior Research Analyst was candid. This is a natural downturn, and no market is surprising her with really strong momentum.

But some markets are more resilient than others. They may not be growing strongly or quickly, but they are holding up better while sentiment is low and rates are high.

“Property is a game of finance.”

In this episode of The Property Nerds, Arjun Paliwal sits down with Jack Fouracre from Fouracre Financial and our Executive Portfolio Strategist, Adrian Lee, to unpack the lending policies shaping how Australians build their portfolios, including some that bankers and brokers may not even know about.

They discuss what APRA’s cap on high DTI lending means for investors, the gap between what a bank will approve and what an investor can comfortably hold, and why an investor’s situation today is rarely their situation forever.

“They laid out a plan, and really committed to delivering it.”

A plan is only as good as the follow through. For Katherine and her husband, that meant having a team beside them at every stage of their property investing journey, not just at the start.

That takes a whole team. Matt, Joel, Anthony, Diana and our Executive Portfolio Strategist, Adrian Lee, were with them every step of the way.

If you want that same commitment behind your next purchase, comment ‘DISCOVERY’ and book a complimentary strategy session with our award-winning team.

Finalist. Not winner. And that is still a special result.

At the P**A Awards, Arjun reminded our team that being in contention every single year is not normal. In any industry, everyone is gunning for the top spot.

So when gold does not come on the night, it leaves a little chip on the shoulder. The kind that makes you go harder, improve your service, lift your culture and raise your standards until the result is undeniable.

Even the greatest champions do not win every year. It is all part of winning and losing.

Hobart and Cairns tracked almost side by side for a decade. Then their cycles split.

Hobart boomed from 2016 while Cairns held steady. Cairns took its turn from 2021, and that boom has continued. Hobart’s stalled in 2022, followed by a three to four year correction, and it now appears to be entering a new phase of growth.

That puts the two markets in very different places. Cairns is in the second half of its current growth cycle. Hobart is just starting its next one.

So which is the better market? Neither, on its own. Both can work, but for different types of investors and different portfolio needs.

Our Senior Research Analyst, Junge Ma, breaks down cycle position across both markets in this episode of Let The Data Speak.

A well known brand is not the same as a strong one.

The name on the signage might be national, but the tenant could still be a franchisee. And even big national brands can go under when the fundamentals are not right. Right now, a number of national childcare operators are going into liquidation.

A recognisable tenant can be an attraction. But before buying, you need to look under the hood. Review the rental ledgers and the leases. Understand your rights under the lease and what falls to the landlord versus the tenant. Check the tenant’s track record. Ask whether the business relies on discretionary or essential spending. And most importantly, ask whether the property could be tenanted again if the national business left.

If you want a team that looks beyond the brand name, comment ‘COMMERCIAL’ and let’s start your commercial property journey.

$435,000 in March 2023. Valued at $720,000 today. That is $285,000 in growth from one property in regional Queensland, and more than 65 per cent in around three and a half years.

Affordable does not have to mean average. In the right market, an accessible entry point can still deliver standout growth.

Results like this do not come from buying the newest or most expensive property. They come from choosing a location for its fundamentals and giving it time to do the work.

If you want to find out what the right market could look like for you, comment ‘DISCOVERY’ and book a complimentary strategy session with our award-winning team.

Buying property is one thing. Having the discipline to course-correct when an investment is not performing is another.

For Kevin, building long-term wealth did not start with a clean run of wins. It began by learning to separate emotion from data.

At the inaugural Golden Keys Society event, Kevin reflected on how far that mindset has taken his family. From an underperforming off-the-plan apartment to now approaching $2 million in equity with InvestorKit.

Back in 2018, when his first purchase stalled, Arjun Paliwal, CEO of InvestorKit, gave him the honest advice most investors hesitate to take. The data did not support holding. So they moved forward differently. Starting with Adelaide, then building from there.

Kevin and his wife were scared of debt at first. But after seeing the capital growth from that first purchase with InvestorKit, they kept going. Three investment properties later, there was no going back. That equity is what allowed them to purchase their family home in Sydney and raise their daughter in it.

Without the trust of InvestorKit and Arjun, Kevin says he would still be holding that apartment that made him a loss.
