What is community scheme fidelity insurance… really?
In simple terms, it protects a scheme against loss of money due to dishonesty.

But there’s more:
• It’s a legal requirement (CSOS)
• There is a minimum formula for cover
• Trustees must ensure it is reviewed annually
• Managing agents need their own separate cover

Miss this… and the consequences can be serious.
Final thought - good governance includes understanding your insurance.

Copper pipe theft claims are increasing, and so are disputes about excesses.

Trustees often assume “The owner pays because it serves their section.”
But PMR 23.2(b) says something different. In a nutshell, it says that excess follows maintenance responsibility, not proximity.

This means, roughly:
• Common property = scheme expense
• EUA responsibility = EUA holder expense, if it serves the EUA
• Section responsibility = owner

Understanding this distinction avoids conflict and incorrect cost allocations.
