🏡 Gauteng Property Market 2026: Fewer Homes, Slower Sales — What’s Really Happening?

The South African property market is presenting some interesting contradictions.

📉 Between October 2025 and September 2026, advertised property stock declined significantly across three major provinces:

🔴 Gauteng: Down 16.5%
🔴 Western Cape: Down 14.7%
🔴 KwaZulu-Natal: Down 10.5%

Yet fewer properties on the market do not necessarily translate into stronger buyer demand or higher selling prices.

While the first quarter of 2026 showed encouraging signs, mortgage application data and estate-agent surveys suggest that affordability pressures and buyer caution became more evident during Q2 and Q3.

And because property registrations typically lag signed sales by several months, the official statistics may not yet reflect the conditions buyers and sellers are experiencing today.
