RE/MAX NATIONAL HOUSING REPORT | Q2 2026 🏠
KZN remains one of South Africa’s key residential property markets.
South Africa’s residential property market recorded a year-on-year decline in transactions during Q2 2026, with fewer homes changing hands across most provinces. Economic uncertainty and interest rates continued to influence market activity.
But for KwaZulu-Natal, there are encouraging signs of continued demand.
KZN remains one of the three major drivers of South Africa’s residential property market, alongside Gauteng and the Western Cape. Together, these provinces accounted for approximately 85% of the national market during the quarter.
And KZN made its mark in buyer search activity.
📍 Musgrave ranked #3 among the most searched suburbs on remax.co.za nationally during Q2 2026, placing it ahead of every other KZN suburb in the top five.
TOP SEARCHED SUBURBS
1️⃣ Fourways, Gauteng
2️⃣ Bryanston, Gauteng
3️⃣ Musgrave, KwaZulu-Natal
4️⃣ Morningside, Gauteng
5️⃣ Faerie Glen, Gauteng
While transaction volumes nationally softened by approximately 8% year-on-year, the RE/MAX network continued to outperform the broader market, recording a 6.4% increase over the same period.
RE/MAX also recorded 5.06% growth in reported sales and 6.03% growth in registered sales compared with Q2 2025.
National residential property sales by value increased by approximately 3.91% year-on-year, while the average active listing price within the RE/MAX network reached R3,313,646, up 12% from Q1 2026.
So, what does this mean for KZN?
A quieter transaction market does not necessarily mean a lack of buyer demand. Where available stock is limited and demand remains present, certain areas can continue to experience competitive pricing.
For buyers and sellers, understanding what is happening at a local level is increasingly important. National trends provide context, but property markets can vary significantly from suburb to suburb.
📍 KZN remains firmly on the property map - and buyer interest in areas such as Musgrave shows that the province continues to attract attention.
Your local market. Your property. Your next move.
