IMPORTANT NOTICE TO PROPERTY OWNERS

Properties within KwaDukuza Municipality have been revalued, with revised property rates and applicable rebates implemented under the municipality’s 2026/2027 budget.

Where a property is leased, the lease agreement may provide that the tenant is responsible for an increase in municipal rates.

Landlords of properties managed by ComProp are requested to send us:

• A copy of a KwaDukuza Municipality rates account issued before July 2026; and
• A copy of the August or September 2026 rates account.

Please note that July was a rates-free month and should not be used for comparison.

Once both accounts have been received, ComProp will calculate the increase and, where permitted by the relevant lease agreement, charge the increased rates amount to the tenant on behalf of the landlord.

Two commercial properties can have similar asking rentals and very different costs to occupy.

Base rental is an important starting point, but it shouldn’t be viewed in isolation.

Depending on the property and lease, a business may also need to consider operating costs, utilities, VAT, parking, fit-out requirements and the practical cost of the location itself.

This becomes particularly important when comparing premises. A lower asking rental doesn’t automatically make a property the more cost-effective option.

The better question is:

What will this property actually cost our business to occupy — and does that cost make sense for what the location and premises provide?
