We are happy to announce the closing of our latest property located 30 mins from Waco and 1 hour from DFW (on a USMCA/ NAFTA trade route).

Being a smaller property in a small Texas town, it didn’t check a lot of boxes for many. The previous owner left us with a solid, well-kept asset that we were able to fine-tune. Our investors will have doubled their money in 18 months, which will equate to a 70%+ IRR!

We originally purchased this property at the end of 2020 and with current market conditions, we decided to put it back on the market and just closed for a nice profit!

Here are some highlights of this value-add deal:

✅ 36 Unit Apartment Complex- Converted office to 1 efficiency unit making a total 37 unit apartment complex

✅ 10 Units needed full renovation - We renovated units with more modern finishes including replacing cabinets, LVP flooring, paint, and updated fixtures.

✅ Roof was in poor condition. We replaced them with all new 30-year roofs.

✅ Original fee structure and resident criteria were outside of market norms. We updated those guidelines with the property manager upon takeover.

✅ Current rents were under market- We brought rents closer to current market with new leases.
