One of the best times to inspect a new home is before the drywall goes up. And here’s why. 👇
When you’re building a new home, it’s easy to get excited about the finished product. The flooring, cabinets, countertops, all the things that make it feel like home.
But some of the most important parts of your home are the things you’ll never see once construction is finished.
That’s where a predrywall inspection comes in.
At this stage of construction, the framing is exposed, electrical wiring is visible, plumbing lines are accessible, and much of the HVAC ductwork can be evaluated before everything gets covered up.
And trust me, there’s a lot worth looking at.
Improperly secured wiring, damaged framing, questionable plumbing installations, disconnected or damaged ductwork, and missing structural connections are just a few examples of things that can be identified during this phase.
The biggest advantage? The builder is made aware and then addresses these concerns before the drywall is installed.
It also means easier access for repairs, and a better opportunity to catch issues before they become hidden problems.
Now, does every new build have major issues? Absolutely not.
But new homes are built by people, and mistakes happen. Even with municipal inspections and quality control measures in place.
Having an independent inspector look over the home throughout construction simply gives you another set of experienced eyes working on your behalf.
My advice? If you’re investing in a brand new home, consider investing in the inspection process too. Ideally, that means a predrywall inspection, a preclose inspection, a reinspection of fixed items and an 11 month warranty inspection.
The best time to find a problem with your new build is before you move in.
