One of the best times to inspect a new home is before the drywall goes up. And here’s why. 👇

When you’re building a new home, it’s easy to get excited about the finished product. The flooring, cabinets, countertops, all the things that make it feel like home.

But some of the most important parts of your home are the things you’ll never see once construction is finished.

That’s where a predrywall inspection comes in.

At this stage of construction, the framing is exposed, electrical wiring is visible, plumbing lines are accessible, and much of the HVAC ductwork can be evaluated before everything gets covered up.

And trust me, there’s a lot worth looking at.

Improperly secured wiring, damaged framing, questionable plumbing installations, disconnected or damaged ductwork, and missing structural connections are just a few examples of things that can be identified during this phase.

The biggest advantage? The builder is made aware and then addresses these concerns before the drywall is installed.

It also means easier access for repairs, and a better opportunity to catch issues before they become hidden problems.

Now, does every new build have major issues? Absolutely not.

But new homes are built by people, and mistakes happen. Even with municipal inspections and quality control measures in place.

Having an independent inspector look over the home throughout construction simply gives you another set of experienced eyes working on your behalf.

My advice? If you’re investing in a brand new home, consider investing in the inspection process too. Ideally, that means a predrywall inspection, a preclose inspection, a reinspection of fixed items and an 11 month warranty inspection.

The best time to find a problem with your new build is before you move in.

This is what needing to replace your roof looks like. 👀

More than two layers of deteriorated shingles and dead trees hanging directly over service drop wiring that has seen better days.

Not every inspection find is a deal breaker, but some things come with a pretty real price tag.

Know what you’re buying. Know what you may need to budget for.

Just a few fun inspection finds on a solar home in Kingman, Arizona. 🔍☀️

Nice older home overall, but like most homes, there were a few things worth noting.

These aren’t necessarily things to run away from, they’re simply things you want to know about before you buy.

A thorough inspection gives you the information you need to make an informed decision, understand what may need attention, and evaluate the potential costs of repairs before moving forward.. or not.

It’s always better to know what you’re getting into. Get the inspection. I promise you won’t regret it.

Thinking about buying in DL Ranch but everything you’ve heard has you second guessing it?

Here’s my perspective as the guy who’s actually been inside one of these homes inspecting it:

If it’s the home you want, go for it.

Just don’t go into a new build alone.

I was back at DL Ranch today completing a post-close blue tape inspection for my buyers after performing their pre-close inspection earlier this week.

I’ve heard the concerns surrounding these homes. I’ve also seen some major issues firsthand in other new developments.

And now, I’ve had the opportunity to thoroughly inspect one of these DL Ranch homes, document what needed attention, and come back after closing to see the process of those items being corrected.

Was everything perfect? No.

But I don’t expect new construction to be perfect. That’s why you hire me.

A brand new home is still built by people. Multiple trades and thousands of components come together to create the finished product. Human error happens. Things get missed. Installations sometimes need correction.

Finding those things doesn’t mean you’re buying a bad home.

It means your inspection is doing exactly what it’s supposed to do.

My job isn’t to scare you away from the home you want.

It’s to find what might have been missed, document it, and give the builder the opportunity to address it so you can move forward with confidence.

So if DL Ranch fits your family, your budget and your goals, go for it.

Interested in building or buying somewhere else? Same advice.

Have a good agent in your corner. Stay involved. Ask questions.

And hire your own independent inspector.

Even better, get us involved early.

We can inspect before the drywall goes up, before you close, and again before your builder warranty expires.

You don’t need to be afraid of buying new. You just need the right people looking out for you.

You find the home your family loves. Let me worry about what might have been missed.

There’s a lot more to solar than what you see on the roof. ☀️

Just like the rest of the home, the solar system tells a story if you know what you’re looking at.

This video only shows a few of the things I’m looking for, but small details can reveal previous service, maintenance, and the overall condition of the system.

10 years of solar industry experience matters.

Buying a home with solar? Make sure the system gets inspected too.

I call this out ALL the time on inspections… and this is exactly why.

A small gap might not look like much, but water has been getting through this one and causing some real damage.

And yep… mold.

I have to call this out even when there is no sign of water intrusion or damage. It’s not to nit pick or scare the client. It’s preventative.

Plus, it’s an easy fix. Seal the gap. Keep the water out.
Avoid issues later.

Buying a home? Get the inspection. I promise you won’t regret it.
