Florida's updated condo laws have changed how inherited condos are valued. Special assessments, reserve funding, and financing eligibility can all affect the buyer pool—and the property's value.

Every condo is different. Understanding the building is just as important as understanding the unit.

📄 Estoppel letter (what's owed)

🔍 Latest reserve study and inspection report

📝 Board minutes (assessments often show up here first)

🏦 Whether buyers can get a regular mortgage in the building

Florida's reserve rules mean some buildings are sending out big special assessments, and some can't qualify for conventional financing. That changes who can buy and what it's worth.

The inherited condo used to be the easy asset in an estate. Not anymore.

Florida associations in buildings three stories and up can no longer vote to waive structural reserve funding. In a lot of buildings, decades of skipped reserves are turning into big special assessments.

Here's the part estates feel most: buildings with underfunded reserves or missing inspections can be flagged non-warrantable. That can mean no conventional financing for buyers.
The buyer pool shrinks to cash, and so does the price.

So for an estate condo, the first question isn't "what's it worth?" It's "who can actually buy it?"
