🏡 York County Market Update | August 2026

If you’ve been wondering what the real estate market is doing around here… the short answer is: York County is still moving.

So far this year, 3,730 homes have sold, which is up 6% from this time last year. And home values are holding strong, with the year-to-date median sold price at $309,900 — also up 6% from 2025.

A few more numbers worth watching:
🏠 949 active listings — giving buyers a little more to choose from
📋 773 pending sales — down 5% year over year
⏱️ 7 days on market
💰 Sellers are receiving an average of 100% of list price
📊 Just 2.02 months of inventory

What does all of that mean? We have more homes available than we did last year, but well-priced homes are still selling quickly and sellers are still getting strong prices.
