Marlene and John Miller sells homes fast for top dollar. With 36 years of combined experience John and his team implement a unique and powerful marketing program that will get your home sold 31% faster and for 4.5% more money than the average agent. The team achieves unusually great results through the discipline of sticking to the team concept. Each person on the team has a unique set of special skills and applies them accordingly. John says, "When you are on an airplane you do not look out the window and see the pilot loading the luggage, handing out beverages or maintaining and fueling the plane. Yet all of these jobs are important in order for you to get to your destination safely and on time. In the real estate business most agents try to do it all and fall short of making the client happy. Having a team of specialists provides an entirely different level of service and a much better experience for anyone selling or buying a home." Be sure to check out the "Testimonials" section of this website. John Miller began his real estate sales career in 1991. Being an active member of the real estate community John has served on both the Professional Standards Committee and the Education Committee with the board of REALTORS®. He was recently elected to serve on the board of directors for the Massachusetts Multiple Listing Service, MLS PIN. Since his third year in the business John has been a top producing agent, ranking within the top ½ of 1% nationally. Other related positions include Senior Vice President, Sales Manager and Top Recruiter for New England's largest real estate company. John Miller was also a Trainer and then Director for Floyd Wickman Courses, the largest most "results getting" training organization in North America. Prior to his affiliation with Keller Williams John Miller held the position of Regional Vice President for New England's second largest real estate company. He covered seventeen offices from Boston to Springfield for three years and achieved great success developing and building the region through the implementation of systems around recruiting, training, coaching, acquisitions and mergers. Below are just some of the testimonials that John received from his real estate sales training workshops. "Great opportunity, excellent material, very informative and will be helpful dialog for getting listings, marketing properties and getting homes sold! Don't miss this learning experience! Knowledge is power." Audrey O'Connor

"John, your workshops have been the most inspiring experience, I've learned a lot and you've given me direction and focus. Thank you for giving me confidence." Andrzej Jamroga

"John, selling real estate is arriving at a destination called "the sale." As a relatively new agent, the road to that sale is not without detours and potholes. Our workshops have been my GPS to finding the best route to "the sale" without the potholes. Thanks for a superior job." Ken Corbett

"The workshop series reinforces how I see myself as a professional; a person whose time and expertise has value to her, and how I can best present that professional value in the marketplace to get the results that are in the best interest of my clients." Diane Couillard Nolan

"They're invigorating! We learn the right words and gain the confidence needed to make it fun to get in front of buyers and sellers and present. Thank you John. I hate to miss a workshop. It's great stuff." Deborah Deschamps

"As a relatively new agent, I've found the training sessions to be extremely helpful! They give meaningful information in a very concise and user friendly manner." Bill Fiore

"It motivates us! It stimulates us! Very well presented-lots of info." Marthe Beauchamp

"Enjoy your classes; good marketing info-keep it up-thanks!" J.R. Santiago

"Stimulating!" Esther Bartels

"Extremely helpful!!! No brainer! It only works if you go to most or all of the classes. If you can't go for some reason, you should watch the DVD. The dialogs are exactly what you need to list a house and are constantly being repeated in the class. If you don't go, you are definitely losing $money$" Lauren Duquette

"Very informing. Techniques seem to make sense. John is a natural, ‘Tough act to follow.' Puts agent in command at presentation." Art Knightly

"They're giving me the confidence to make the hard decisions I have to make to move my business forward." Diane Couillard-Nolan

"Great-I always learn a lot! You are a seasoned, logical thinker." Sandy Belcastro

"These workshops give me the impetus to go out and make it happen. Enthusiasm fills the room! Encouragement is given and discussion flows freely. Don't miss these workshops! Learn and earn!" Judy Cohen

"Given me tools-verbally to fine tune my listing presentations. Good common sense-simple methods. Thanks a lot." Roberta Orenstein

"I had lost my motivation; now I have it back. Just need to use it." Marthe Beauchamp

"I have learned a few new ways to handling listing agreement time period objections. I have picked up a few new dialogues. Thank you." Rebecca Bonafilia

"I think one of the most important things to take away from the seminars is the dialogs. If you attend regularly, you remember the "words" you need when you're on an appointment. Also, not only do you get the benefit of John Miller, you get ideas from other agents as well. It also gives you a better outlook on the whole business of "sales" and how you fit into that genre." Lauren Duquette

"These workshops have kept me motivated and confident, and have given me techniques that I really believe will work." Christine Ciandella

"I was going to lose a listing Saturday, 4/12/08. I used your style to not only sell the house the day before, but extend the listing 2 months before the sale! Thanks, John! I not only sold our company, but myself also as being the best way to go-Karen King was my competition." Paula J. Carlson

"It's given me a greater confidence and has enabled me to knock on a few FSBO's." John Ryan

"Helped me to gain confidence. Helped me to get organized for a listing presentation. Helpful ideas for a successful listing dialogue." Audrey O'Connor

"Just started. I've been out of the business but this class was a great refresher and to the point. I was particularly interested in the dialogue used to reach a closing decision." Lillian R. George

"This is my first class. I recognize the importance of knowledge in improving my skills." Carole Sterritt

"Information has filled in the gaps in my knowledge and approach/presentations. In general, has added to my level of confidence." Sandra Belcastro

"These workshops inspire and motivate and inform. Also, the fact that these are available shows how proactive and sales/service oriented you are. You go the extra mile so we can be the ‘best of the best'." Louise Eastman

"The market is ever changing and we as agents need to adapt and improvise to close the deal. The market will rebound. With the knowledge we have gained in your mind-stretching, brain-cleansing classes, we will be able to hit the ground running. Learn the skills-practice the dialogs and collect the commissions! Thank you, John." Ken Corbett

"The workshops show agents step by step how to be successful in the real estate business. Powerful scripts are given and rehearsed to make the selling process go more smoothly and easily. Through learning and sharing, the agent becomes more knowledgeable and proficient. Knowledge equals power and success. The workshops make it happen." Judy Cohen

"Gives us confidence in ourselves. As we all know, knowledge=confidence. Learning the techniques gives us more knowledge to be confident to be a top producer." Lori Barron

"By making the concentrate, think and use in the tools today's market, without using knowledge from past markets." Linda Fiore

"It opens the eyes to how to conduct the business, find prospects and converting them into sales instead of wasting your time and money working just with unmotivated sellers and buyers. Also, it gives you confidence." Andrzej Jamroga

"Revise and dismiss bad habits from previous market conditions-dialog, adjusting attitude to a more positive frame of mind." Esther Bartels

"The classes present powerful dialogs for agents to use with clients. The dialogs inspire confidence which promotes success!" Carole Sterritt

"The dialog learned here prevents the agent from getting off track. It simplifies the process. It's a proven process." Roberta Orenstein

"Sessions are realistic, down to earth questions and answers." Lorraine Tousignant

"Stopping us from doing everything the old way-change our attitude and go for it. Accept that it is going to work-have confidence-using the new tools. Practice before meeting with the client. Fantastic workshop." Marthe Beauchamp

"By attending these classes, the mind has been most inspiring and a confidence builder-amazing results can be achieved!" John Ryan

"Every time I attend one of your seminars I walk away with immediately usable concepts and skills." - Donald Lundstrom

There are people in my life now that I never would’ve met if somebody hadn’t said, “You should call John.”

That’s one of the parts of this business I don’t take lightly. Every introduction and every referral means somebody trusted me enough to put my name out there.

Thank you. Seriously.

Real estate people love saying a house has “great bones.”

Great floor plan? Good. Solid construction? Even better. Actual bones? Now I have follow-up questions. 👻

Yes, you can buy a haunted house. Whether anybody has to warn you about your new invisible roommate beforehand gets a little more interesting. 👻

Homes with a disturbing history or reputation can fall into the category of “stigmatized properties,” and the disclosure rules aren’t the same everywhere. There was even a famous New York case involving a house the seller had publicly claimed was haunted.

So if the beautiful old house is suspiciously cheap, maybe ask an extra question or two. The home inspector has enough to deal with already.

Just because the bank says you CAN spend a certain amount doesn’t mean you should.

I care a lot more about what that house is going to cost you every month once you add the mortgage, taxes, insurance and HOA fees. Buy the house that fits your life, not the biggest number somebody approved you for.

Here’s the very simple answer nobody likes: your house is worth what somebody is actually willing to pay for it.

We can look at estimates, comps, upgrades, square footage and all the rest of it, but the market gets the final vote.

Is this a scary market to buy or sell in? Depends which headline you read before breakfast. 👻

The problem is real estate is local. What’s happening nationally doesn’t automatically tell you what’s happening here in Worcester County, and I’ve seen some really good opportunities in markets people were convinced they should be afraid of.

Before a headline talks you out of doing something, let’s look at the actual numbers where you live. I’m happy to pull them for you.

There can be a ridiculous number of moving parts in one real estate transaction.

Inspections. Financing. Deadlines. Negotiations. Repairs. Paperwork. Then twelve little things nobody mentioned at the beginning.

My job is to keep you from feeling like you need a spreadsheet, three calendars, and a law degree just to figure out what happens next.

You should know what’s happening, what needs your attention, and what I’m handling.

The process can be complicated. Your experience with it shouldn’t have to be.

I’ve said this before: I’m going to tell you what you need to hear, not necessarily what you want to hear.

Sometimes that means pointing out a problem with a house you love. Sometimes it means telling a seller the number they had in mind probably isn’t realistic.

I’m not doing anybody a favor by giving them the comfortable answer.

Give me the facts, and I’ll give you my honest opinion. That’s part of the job.
