A $10,000 price reduction and a $10,000 seller concession are NOT the same thing.

This is something more buyers should understand before negotiating on a home.

Here's the difference:

🏡 Price reduction: Lowers the purchase price and potentially your monthly mortgage payment.

🏡 Seller concession: Can help cover eligible closing costs, prepaid expenses, or a lender-approved interest rate buydown—potentially allowing you to keep more cash in your pocket.

So which one is better?

It depends on your loan, your available cash, and your long-term plans. A lower purchase price isn't automatically the better financial decision.

This is why I encourage buyers to look at the actual numbers with their lender before making an offer.

A little strategy upfront can make a meaningful difference.
