One part of South Fort Collins got noticeably tighter this summer.

In 80528, inventory fell 22.8% and sales rose 21.2% in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. Supply dropped to 2.3 months. That is a meaningful shift, especially compared with the steadier pace in the other South Fort Collins ZIP codes.

What it means in plain English: buyers had fewer choices, and well-priced homes had less room to sit around. At the same time, prices in 80528 only rose 0.4%, per the Real Estate Data Aggregator. So this was not about sellers naming any price they want. Pricing still mattered.

If you live in South Fort Collins, does that line up with what you’ve been seeing in your neighborhood? If you want, comment with your ZIP and I can tell you which numbers I’d pay attention to.

Loveland sales went up, even with fewer homes for sale.

The Real Estate Data Aggregator counted 490 homes sold in Loveland in the three months ending August 31, 2026. That was up 22.2% from the same period last year. So while higher rates are very real, demand clearly still is too.

What that means in plain English: buyers are still buying, but they’re paying attention. Homes that are priced well and show well are still moving. The ones that overshoot the market usually sit longer.

If you want to know what that looks like on your street in Loveland, send me a message and I’ll run the nearby sold numbers. If you’re a homeowner, does this line up with what you’ve been seeing around your neighborhood?

The model home shows you the possibilities. The paperwork tells you what you’re agreeing to. 🏡

If you’re buying new construction in Northern Colorado, get these questions answered before signing:

• Can you bring an independent inspector, including before drywall goes up?
• What happens if the estimated completion date slips?
• What do the lot’s grading and drainage plans mean for your yard?
• How will unfinished work or defects be documented and addressed?

A city or county inspection checks code and permit compliance. Your own inspection serves a different purpose, including reviewing workmanship and other concerns within the inspector’s scope.

I put together a step-by-step guide covering the process from lot selection through closing.

Timnath moved faster this summer, even with rates above 7%.

The Real Estate Data Aggregator counted 97 homes sold in the three months ending August 31, 2026, and median days on market was 68. That tells me buyers are still active here, even if the headlines make it sound like everyone hit the brakes.

It doesn’t mean every listing flew off the shelf. It does mean pricing and presentation matter. Some homes moved quickly, and some gave buyers time to think. That gap usually comes down to strategy, not luck.

If you live in Timnath, does that match what you’ve been seeing in your neighborhood?

More Windsor homes are hitting the market, but buyers are still moving.

That’s the big takeaway from the three months ending August 31, 2026. The Real Estate Data Aggregator counted 378 new listings in ZIP 80550, and pending sales also rose to 330. In plain English, buyers have more to choose from, and they’re still making decisions.

That matters because it keeps Windsor in a pretty balanced spot. Homes are selling in a median of 61 days, according to the Real Estate Data Aggregator, but buyers have a little more room to negotiate than they did a year ago. For sellers, pricing and presentation matter. For buyers, good homes are still getting attention.

If you live in Windsor, does this match what you’re seeing in your neighborhood? If you want the numbers for your street, send me a message and I’ll take a look.

Thinking about buying your first home in Northern Colorado? Start here.

How much do you really need saved? What would your monthly payment look like? And what exactly is earnest money anyway?

Buying your first home comes with plenty of questions—and somehow everyone expects you to learn a whole new vocabulary along the way.

I created a First-Time Homebuyer page to help make it all a little less overwhelming. You’ll find:

âś… A seven-step roadmap from your first conversation to closing day
âś… A breakdown of upfront costs and monthly expenses
âś… An example showing what buying a $470,000 home could look like
âś… Answers to common questions about down payments, student loans, inspections, and more

Whether you’re ready to start looking or still six months to a year away, a good plan starts with good information.

Explore the First-Time Homebuyer page:

You don’t have to know everything before you get started. That’s what I’m here for.

Less inventory is helping the homes that are ready.

In North Fort Collins, the Real Estate Data Aggregator counted 236 homes for sale in ZIP 80524 during the three months ending August 31, 2026. That lower supply is giving well-priced homes a better shot. The same source shows the median sale price reached $593,366.

That said, this is not a market where every listing moves fast. The Real Estate Data Aggregator shows 32.9% of homes went under contract within two weeks, but median days on market was still 54. Buyers are moving on the homes that make sense, and skipping the ones that don’t.

If you own in North Fort Collins, does that line up with what you’re seeing in your neighborhood? If you want your street’s numbers, send me a message and I’ll run them for you.

“Northern Colorado” covers a lot of ground. Your agent should be able to explain what changes between the towns on your list.

The same budget and wish list can lead to different options in Fort Collins, Windsor, Loveland, and Greeley. Local knowledge matters, but so does finding someone who explains the process clearly and communicates the way you prefer.

Before choosing an agent, ask:

How does your experience match the kind of move I’m making?
• How will you help me compare the communities I’m considering?
• Will you walk me through the agreement before I sign?
• How will we stay in touch throughout the process?

Those questions deserve more than “Don’t worry, I’ve got this.”

My latest blog walks through what to look for when choosing a real estate agent in Northern Colorado.

Would help with closing costs make a bigger difference than a lower home price?

For some buyers, it can. A negotiated seller credit can cover eligible closing costs or help fund a rate buydown, depending on what the lender allows.

For sellers, offering that help can make a home more attractive while keeping the advertised price intact. The credit still affects your proceeds, so it deserves the same careful math as a price reduction.

The right approach depends on the home, the financing, and what each side needs to make the move work.

Which would matter most to you: less cash needed at closing or a lower purchase price?
