So, when people ask me what makes me different from other inspectors, it all comes down to my knowledge. I not only have the certifications but have thoroughly studied the IRC International Residential Building Code, the IBC International Building Code, The Building Code Administrators and Building Inspectors Guide, The 2021 IBC and ACI 318-19 Concrete Manual, and the Florida Building Code Test Protocols for High Velocity wind Hurricane Zones. I take my profession very seriously. This is why realtors that know me call me when they get an inspection on their listings where the inspector proves they don't really know what they are doing. Everything from false positives on moisture readings, false statements or opinions on issues, to them having no idea on the construction SOP workmanship or the understanding of the materials used. Unfortunately I also catch alot of contractors bending the truth to try and obtain business. If you have a question or an issue, I'll give a free consultation over the phone. I let the building tell me what's going on and what the building tells me, that's what I will tell you, what's happening, why its happening, how to fix it if it needs fixing and an estimate of what it should cost to repair. I don't do repairs so I just tell it like it is. To see more about me, check out my website: https://allamericanpropertyinspection.com/ and give me a call

Here are the top 10 things I find in New Construction inspections.
1. Improper grading causing water to flow to the foundation. International Code Council says the yard should drain 6 inches within the first 10 feet of the foundation wall.
2. Poor framing practices. Sometimes I wonder if some construction companies have tape measures. I find wood barley holding on by the very end of a nail because the board was cut to the wrong size.
3. Improper sealing and flashing allowing for water intrusion through the building exterior.
4. Poor stucco application. This happens around electrical masts and wall protrusions. Water will enter through the tiniest of openings.
5. Poor sealing of ac ducts.
6. Damaged shingles on the lower roofs from ladders being placed on the shingles to access the upper roof systems and missing kick out flashing.
7. Poor door and window installations where the window locks will not engage and the doors rub against the door jambs.
8. I have found structural wall damage that was just going to be covered up with a summer kitchen. Ex[ansion foam does not replace the loss in structural integrity of a concrete wall.
9. The cabinet doors and drawers, The doors need to be uniform. If there is no gap between adjoining doors and then one set has a gap, it throws off the look of the kitchen. The other issue is the doors and drawers not lining up and being offset.
10. The most and biggest issue is the paint and drywall flaws. If the crews aren't very good or don't care, the paint will be sloppy with some areas having little to no texture while others are completely over-sprayed. After a while the paint gun begins to get clogged and instead of a smooth covering, the gun begins to spit and sputter paint causing large visible areas of paint flaws. If the drywall has gouges or indentations, or if the drywall joint has too much drywall mud, the joinng will be bowed and easily visible and no amount of paint is going to hide it. Another common issue is the paint touch ups and paint trim out is a different shade of paint from the rest of the wall and is highly visible.

Been a busy summer. Started by inspecting 35 restaurants for a restaurant chain all over Florida followed by warehouse properties in West Virginia and now going to Michigan. Yes, there is a reason people pay me to travel the country to inspect buildings for them. I have been to Missouri, Kansas, Texas, Georgia, All over Florida, West Virginia and now Michigan. Here's me waiting on another plane to show up !!

BEWARE !!!! Had someone contact me about doing a commercial property and would not give me the address and said he wanted to discuss the property over zoom. He did not send a zoom link. The link he sent was https://us03webus.im/zoom.us.launch.us... Do Not click this link !!!! its a scam and if you click it and it opens, they can gain access to your computer. The name was Douglas Swartz, the email he sent came from [email protected] I hope there is a special place in hell for scammers
