Another property under contract this morning and this one is especially exciting because we helped someone achieve a goal they may have thought was still years away! ❤️

Im so excited for my client, A 20 year old first time homebuyer as he takes this huge step toward homeownership! Over the past few months, I’ve had the privilege of working alongside my friend and trusted lender, Katie Moody, to help him improve his credit, prepare financially, and get into a position to purchase his very first home. Together, we found a place that’s a perfect fit for him, and now we’re officially UNDER CONTRACT! 🔑

One of the best parts of this journey was utilizing the West Virginia Housing loan program, which provided an opportunity for $10,000 in assistance toward eligible down payment and closing costs through a secondary mortgage at just 5.79% interest. With the program’s requirements met, this assistance may be forgiven as a grant after two years of owner occupancy, subject to the program’s terms.

✨ The biggest takeaway? Homeownership may be closer than you think! There are programs and options out there you may not realize are at your fingertips until all options are explored!

You don’t necessarily have to wait until you’ve saved a huge down payment or have perfect credit to start considering homeownership. With the right guidance, a plan, and a great team in your corner, you may be able to take steps toward owning a home sooner than you imagined.
