New Castle County Market Check.

Here's what September looked like here, according to the Delaware Association of Realtors:
The median sales price was $385,000, up 5.5% from $365,000 a year ago.
There were 468 homes sold.
The average home sold in 26 days, the fastest of Delaware's three counties.
Inventory was 1,327 homes, up 20.6% from last year.

So prices are still climbing, but buyers have a lot more to choose from than they did a year ago.
Sellers, pricing it right and showing it well matter more now.
Buyers, you've got a little more room to negotiate.

Rates Finally Blinked.

After seven straight weeks of increases, the 30-year fixed came down last week.
Freddie Mac has it at 7.32%, down from 7.40% the week before.
The 15-year dipped to 6.68%.

It isn't a big drop. A year ago we were at 6.19%, so we're still well above that.
But it's the first move in the right direction since August.

If you've been waiting on the sidelines, now's a good time to get your numbers run so you're ready if this keeps going.

Delaware buyers are taking more time this fall.
Inventory is up from last year, and New Castle County still moves faster than the rest of the state.
Rates are hanging around the low to mid 7's on a 30-year fixed — not cheap, but not a reason to sit forever either.
Payment and the right house matter more than the headline number.
