At Casa Home Inspection Services, we provide comprehensive residential and commercial inspections throughout the Chicagoland area.

I began my career in real estate, where I discovered my true passion for the construction and inspection side of homes. That passion led me to become a licensed Home Inspector and pursue a Post-Baccalaureate in Green Construction Management at LSU. ⚡ EL INSPECTOR vs. THE DOWNSPOUT MONSTER ⚡

Meet the villain at the corner of the house: the downspout with NO extension.

Its claim to fame? "I DUMP IT RIGHT HERE!" — every drop of roof water dumped straight at the foundation. One inch of rain on a 1,000 sq ft roof = over 600 gallons, soaking in right where it can pool and push on foundation walls: leaks, cracks, damp basements.

🔎 SPOT IT: Downspout ends AT the foundation. No extension, no splash block. Erosion trench at the base.

⚠️ FIX: Extend downspouts 4-6 feet away from the foundation, so water lands past the loose backfill soil.

Realtors: drainage is one of the cheapest fixes with the biggest payoff. CASA flags it early so it never becomes your buyer's surprise. 💪🏠

⚡ EL INSPECTOR vs. THE PANEL MONSTER ⚡

Meet the villain hiding in a lot of older homes: the Federal Pacific Stab-Lok panel.

Its claim to fame? "I NEVER TRIP!" — and that's the problem. Stab-Lok breakers are known for failing to trip on overloads, loosening on the bus bar (arcing + heat), and overheating — a real fire risk.

🔎 SPOT IT: "Federal Pacific" / FPE label on the door + red-tip Stab-Lok breakers.

A breaker that refuses to trip isn't tough — it's a fire waiting for an excuse.

⚠️ WARNING: See one in a home? Don't open it. Have a licensed electrician evaluate it — replacement is the standard fix.
