🏡 Well, it wasn't meant to be… but the search continues! ❤️
Unfortunately, my buyers didn't get the house we were hoping for, but we're not giving up on finding their perfect place!
We're on the hunt for a farmhouse-style home with some character and charm. 🏡
🔨 A little work? No problem! We're not afraid to roll up our sleeves and bring a home back to life.
🚜 Outbuildings would be a huge bonus, but having enough room to build one down the road works too!
📍 Location? We're keeping our options wide open!
If you know of anything, hear of someone thinking about selling, or have a hidden gem that hasn't hit the market yet, please reach out!
Sometimes the perfect home comes from a neighbor who knows a neighbor! ❤️
Please share and help us find their farmhouse! 🏡

🐾🏡 MONDAYS WITH MENACE! 🏡🐾

Meet Menace, my four-legged real estate assistant! He's decided it's time to share some of his professional opinions on buying and selling homes. 😂

This week's advice: LOCATION, LOCATION, LOCATION!

According to Menace, the perfect location has plenty of room to run, friendly neighbors, and most importantly… reliable treat delivery! 🦴🐕

Now, I might look at location a little differently than Menace, but we both agree on one thing — finding the right place makes all the difference!

🐾 Your turn! What's ONE thing your next home absolutely must have?

Stay tuned for more questionable real estate advice from Menace every Monday!

I need everyone to cross their fingers, toes, and whatever else you've got! 😂🤞
Let's put some good energy out into the universe and hope for some AMAZING news! ✨

🏡☕ THE HOMETOWN MARKET MINUTE!

Happy Wednesday, Wayne County! 💙

Welcome to something new! Every Wednesday, we're going to take a little look at what's happening in the real estate world, right here from our hometown perspective.

No complicated real estate talk. Just helpful information from one neighbor to another!

📉 THIS WEEK'S MORTGAGE RATE WATCH

According to Freddie Mac's October 15 report:

🏡 30-year fixed mortgage: 7.40%
🏡 15-year fixed mortgage: 6.71%

The 30-year average held steady this past week, while the 15-year average dipped slightly.

☕ SO WHAT DOES THAT MEAN FOR WAYNE COUNTY?

Whether you're looking for your first home in Palmyra, thinking about downsizing in Williamson, or considering selling your home in Macedon, interest rates can affect your plans.

Here's my hometown tip for the week:

Don't shop for a home based on the asking price alone. Know what your monthly payment could look like before you fall in love with the front porch! ❤️

And remember, these are national averages. Your actual mortgage rate will depend on your lender and financial situation.

Have questions about buying or selling around Wayne County? I'm always happy to chat!

🏡 Can we talk about that house of yours for a minute? 😉
You know, the one you've been saying you're going to sell someday?
Maybe the kids have moved out, maybe you're tired of keeping up with all that yard, or maybe you're just ready for something different.
Here's the thing… you don't have to be ready to sell to start asking questions!
I'm a big believer in conversations before contracts. ☕❤️
