Montana doesn't make sale prices public, so pricing a unique Flathead Valley home leans on MLS sold data and well-supported comps. What sellers should know. West and Company, Brokered by eXp Realty.

Have you ever noticed that the people who move fastest under pressure rarely look like they're hurrying?

That's not a personality trait. It's rehearsal. You move at a pace you can hold because you already know the next three steps, so nothing has to be done twice — and doing it twice is what actually costs you the time.

In a transaction it looks unremarkable from the outside. The deadline calendar built the day the contract is signed. The lender called before the appraisal is ordered. The addendum drafted before the inspection report lands. Clients don't see any of that. What they notice is that it never felt rushed and it still closed on time.

Would you rather find out about your roof now, or three days into a buyer's inspection period?

Because those are two very different conversations. One of them you're having on your own timeline, with time to get three bids. The other one you're having under contract, with the leverage sitting on the other side of the table and a repair request already drafted.

This week's guide covers what a pre-listing inspection costs against what a mid-transaction repair request usually costs, how to triage findings into fix, price it in, or disclose and move on — and why trying to fix everything is almost always the wrong call.

Disclosure obligations are worth confirming with your broker and attorney.

Most people drive through Columbia Falls. Fewer stop and ask what it would be like to live there.

It's the closest paved approach to Glacier's west entrance, with the Middle Fork running out one side of town and the Bob Marshall behind it. Big Mountain is twenty minutes the other direction. And the housing stock is a different conversation entirely from the Whitefish core.

This week's spotlight covers what's open year-round versus what runs seasonally, the commute realities to Kalispell and Whitefish, and what the canyon corridor is actually like once the summer traffic clears out.

The legal side of an estate comes with a checklist. The garage doesn't.

Families almost never stall on the paperwork. They stall in the house — forty years of things, no obvious order to any of it, and nobody wanting to be the one who throws out something that mattered. Months go by that way, and the house sits empty through them.

This week's piece is a workable sequence for that part: documents and valuables first, then what actually separates keep from distribute from sell from donate, how estate-sale companies price and charge, what to do when heirs are spread across three states, and how to time the clear-out against the listing.

Confirm anything about the estate's authority with your attorney.

A house shown in September tells you almost nothing about how it lives in February.

That's not a knock on the house. It's just that the things that make a Flathead winter easy or miserable are invisible in good weather — attic ventilation, whether the roof has been dealing with ice damming for years, what actually heats the place when it's below zero and what backs that up, where the pipes run.

This week's guide is the September walkthrough list, including the question almost nobody asks until December: who plows that road, under what agreement, and what does it cost?

What happens when the decision to sell has been made and one person simply stops answering?

It's more common than people expect. The listing doesn't get signed. Showings get blocked. The house sits, and the person acting in good faith starts to feel like the process is punishing them for cooperating.

This week's piece is about how that actually gets handled — why the agent has to communicate identically to both sides and stay out of the middle, how access and showing protocols get written into the agreement before anything goes sideways, and why putting every request in writing protects the person making it.

Process, not legal advice — your attorney drives anything that gets filed.

How many times have you been told to just wait for spring?

It's the default advice, and for a lot of Flathead sellers it's the wrong read. The buyer still looking in September is a different animal than the one who was looking in June — usually relocating, usually on someone else's timeline, and far less likely to walk away from a house they like over a number they can talk about.

This week's update looks at what the fall stretch actually does to inventory, days on market and final sale price here, and what that means if you're sitting on a listing right now.

I'm up and working before the valley is. It has almost nothing to do with fitness.

In the Army, and in the work that came after it, the day got won or lost in the hours nobody watched. Gear laid out the night before. The route walked in your head twice. The small hard thing done before anyone asked for it. By the time anything actually happened, you'd already handled most of it.

That's the same reason your file is read before the call, the comps are run before you ask the question, and the contingency is written before anybody needs it. Clients don't see that part. What they feel is that nothing catches me flat.

This week's piece is about discipline as a service standard rather than a personality trait.
