Ronald R. Graham Realtor I've been a Westchester County resident my entire life. I've lived as far south as Yonkers, and cur My goal is to build relationships with my clients.

I've lived as far south as Yonkers, and currently reside in Yorktown Heights. In my free time I enjoy spending time with my family, freshwater fishing and watching the Yankees. My career as an emergency medical technician (retired) has given me a great deal of experience in helping people, for expecting the unexpected, and for handling those emergencies that can happen at any hour. Although my title includes "salesperson", I don't see my career in real estate as being a salesperson. Being able to guide someone through the process of buying or selling a home is one of the biggest financial decisions most people will make. I can navigate rapidly changing environments while remaining calm and clear headed. Taking the time to understand the needs of my clients will ensure finding the best property for them, at the best price and with the least amount of stress. My philosophy is:

"To give real service, you must add something which cannot be bought or measured with money, and that is sincerity and integrity." Real Estate Associations

👻 BUYING A HAUNTED HOUSE? HERE’S WHAT NEW YORK LAW SAYS! 🏡

With Halloween around the corner, here’s a real estate fact that might surprise you!

Does a seller have to tell you if their house is haunted?

In New York, generally, NO! But there’s an interesting exception.

Back in 1991, a homeowner in Nyack, NY, had publicly claimed her house was haunted. When she sold it without telling the buyer about its spooky reputation, the buyer took her to court.

In the famous Stambovsky v. Ackley case, the court ruled in the buyer’s favor, allowing him to seek cancellation of the contract.

Here’s where it gets even more interesting…

💀 A death in the home? New York law generally doesn’t require sellers to disclose it, even if it involved a murder or su***de.

👻 Ghostly activity? There’s no general requirement to disclose a suspected haunting, but a seller who publicly promoted a property as haunted could face legal consequences for concealing that reputation.

🏚️ A leaking roof or serious structural problem? That’s a different story! New York has specific property condition disclosure requirements.

The lesson? When buying a home, it’s important to know what questions to ask. Not everything that matters to a buyer has to be volunteered by a seller.

🎃 YOUR TURN: Would you buy a beautiful home at a great price if you found out it had a haunted reputation?

YES or NO? Let me know in the comments!

An online home estimate can be useful — but in Westchester, it rarely tells the whole story.

Two homes just a few streets apart can sell very differently depending on the taxes, lot, condition, updates, septic or sewer, heating system, location, and how the home compares with the competition buyers are seeing right now.

That’s especially true in communities like Somers, Katonah, and Northern Westchester, where homes and properties can vary dramatically from one neighborhood to the next.

A good pricing strategy isn’t based on an algorithm. It’s based on the home itself, recent comparable sales, current competition, and what buyers are actually responding to.

If you’re curious what your home could realistically sell for in today’s market, I’ll take a look at the recent local sales and give you a personalized opinion — no obligation.
