🔎 Sniff out the details! Don’t let beautiful staging distract you from the important stuff. Ask about the age of the roof, A/C, plumbing, and electrical systems. And ALWAYS get a thorough home inspection!

🐿️ Don’t chase every squirrel! Just because a house looks gorgeous online doesn’t mean it’s right for you. Stay focused on your budget, must-haves, and the lifestyle you actually want.

📍 Know your territory! The house is only part of the purchase. Consider your commute, neighborhood amenities, HOA rules and fees, insurance costs, and how the location fits your everyday life.

🦴 Look beyond the treats! A stunning kitchen is wonderful, but expensive repairs, poor drainage, or an inconvenient location can quickly take the shine off those pretty countertops.

⏳ Sit. Stay. Be patient! Don’t let excitement or fear of missing out push you into a purchase. Understand the numbers, review the inspection findings, and make sure the home truly works for you.

Yesterday, I got a call from a past client.

She bought her home several years ago, and she wasn’t calling because she wanted to buy or sell anything.

She had received a loan modification package from her lender and simply wanted some advice from someone she trusted.

So we talked.

I called my insurance partner, who reviewed her current homeowners insurance and was able to help her dramatically reduce her cost.

I spoke with a trusted lender who offered some perspective and even volunteered to review the loan modification package with her, if needed, to help her understand the financial cost versus benefit.

And then she said something that meant more to me than she probably realized:

“Nicki, that’s why I called you. You always know the answer—or if you don’t, you find the people who do. I never feel like I’m disturbing you. You take your time, you’re patient, and you make me feel like I have the best team in my corner helping me make the best possible decision.”

58 isn’t my excuse. It’s my reason. 💪🏽

At this stage of my life, I’m not interested in making myself smaller, slowing myself down or deciding something is “too hard” simply because of my age.

I want to keep learning. Keep getting stronger. Keep doing things that challenge me. And occasionally do something that makes me think, Nicki, what on earth are you doing? 😂

Because I’ve learned that confidence doesn’t come from knowing you can do everything.

It comes from being willing to try.

That mindset follows me everywhere — into the gym, ballet, my business and the way I show up for the people who count on me.

I’m still growing. Still pushing myself. Still discovering what I’m capable of.

And at 58, I think there’s an awful lot still ahead of me. ❤️

Strong enough for the life I still want to live.

Think safe entry, dry floors, bright interiors, umbrella/shoe protection and good drainage. And remember: rain gives buyers an opportunity to see how your property actually handles water.

You can’t control the weather. You can control how prepared your home is for it.

I started this ballet journey in my late 50s for the FUN of it.

Ballet was something I always felt there was a little space in my life waiting to be filled — something I had wanted to experience for years and finally decided it wasn’t too late.

I certainly didn’t expect to become a principal ballerina. 😊 But I did think some things would come more easily.

The grace. The flow. The musicality. Making my body move the way I could so clearly see it moving in my mind.

Instead, I discovered just how much there is to learn. Steps and combinations. Arms and legs doing completely different things. Finding the music while remembering what comes next — and somehow making it all look effortless. 😂

It has been much harder than I expected. And yes, there have been moments when I’ve wondered if I really belong.

In my last class, that little voice got loud. I was tired, my mind knew what I wanted my body to do, and my body simply wasn’t getting the message.

Then somewhere in the middle of class, I remembered:

I came here because I LOVE this.

So I lightened up.

I laughed at my mistakes, soaked up the encouragement from my classmates and our wonderful teacher, stopped judging every step and just kept dancing.

And I loved every minute of it. ❤️

That’s what I love about this ballet family. We all want to improve, but we’re learning together — encouraging each other, laughing, celebrating the little victories and enjoying the journey.

Of course I want more grace, better technique and stronger musicality.

But getting better doesn’t have to be the price of admission for enjoying it.

I don’t have to wait until I’m “good enough.” And I don’t have to sit something out because I’m not as good at it as I wish I were.

Maybe we all need to lighten up a little about the things we do for joy.

Show up. Learn. Get it wrong. Laugh. Try again. Enjoy the people beside you.

Some things can simply make us happy.

And that is reason enough. 🩰❤️

Faith and real estate may not seem like an obvious combination, but for me, they have never really been separate. 🤍

My faith shapes how I try to show up in my business — how I treat people, how I handle disappointment, how I respond to someone else’s success, and how I define my responsibility to the people who trust me.

I don’t always get it right. But I keep coming back to the same things:

Serve first.
Listen well.
Tell the truth.
Do the work.
Cheer for others.
And trust God with what happens next. 🙏🏽

At the end of the day, yes, I sell houses. 🏡 But the houses have never been the most important part of this business to me.

The people are.

And maybe that’s why, after all these years, the words I chose for my business still feel exactly right:
