💡 What is an Earnest Money Deposit (EMD) & Why Does It Matter? 🏡
When you find your dream home in Western MA and make an offer, you need more than just a pre-approval letter—you need an Earnest Money Deposit (EMD). Think of it as "good faith" money that proves to the seller you are a serious buyer.
Here is what you need to know:
💰 How much do you need?
In our local market, it typically ranges from 1% to 3% of the purchase price, usually split into two payments: a small check with the initial offer (often $500–$1,000) and the remainder when the Purchase and Sale (P&S) agreement is signed.
🛡️ How is your money protected?
Your deposit isn't handed directly to the seller. It is safely held in a dedicated brokerage escrow account until closing, where it ultimately goes toward your down payment or closing costs.
⚠️ Can you lose it?
* Protected: If your offer includes standard contingencies (like a home inspection or financing) and you back out legally because of those clauses, you get your money back.
* At Risk: If you simply change your mind last minute or miss critical contract deadlines without a legal excuse, the seller may be entitled to keep your deposit as damages.
Navigating contract deadlines and protecting your hard-earned money is exactly why you need an experienced professional by your side!
