🏡FOXBOROUGH, Mass. – October 14, 2026 – The Massachusetts Association of REALTORS®🏡
(MAR) housing data for September 2026 reports that closed sales increased year-over-year for single-family homes, but decreased for condominiums. Similarly, the median sales price for single-family homes increased, but remained unchanged for condominiums. Meanwhile, new listings for both property types increased year-over-year and are up significantly from August.

2026 MAR Housing Snapshot
● Compared to September 2025, closed sales for single-family homes increased by 4.8% and decreased by 6.4% for condominiums.
● The median sales price for single-family homes has increased by 2.4% in comparison to September 2025 and remained flat for condominiums.
● New listings for single-family homes increased by 7.6% and by 6% for condominiumscompared to September 2025.

Closed sales and median prices for single-family homes have increased year-over-year, pointing to strong activity and sustained demand in the Massachusetts housing market. Condominium sales, however, have declined and the median price is consistent with September of last year.

It could be a very cold winter for the housing market if rates keep rising. A hotter-than-expected September CPI (+3.7% YoY) reignited the possibility of a Fed rate hike on October 28. With average 30-year mortgage rates approaching 7.5%, it was no surprise to see existing home sales remain below 4 million units SAAR.
