You’ve been checking Zillow every morning, saving your favorite homes in West Hartford, and just when you find one you love… it’s already pending.

Sound familiar?

If you’re a first-time homebuyer, it can feel like you’re always one step behind. But here’s something worth remembering: a successful home search starts long before you find the house.

A few things that can make all the difference:

1. Know your numbers. Getting pre-approved is important, but understanding your monthly comfort zone, including property taxes, insurance, and maintenance, is just as valuable.

2. Understand the local market. Not every home or neighborhood moves at the same pace. Knowing how to evaluate pricing and recent sales helps you recognize a good opportunity.

3. Have a plan. Know your must-haves, your deal-breakers, and where you’re willing to compromise before the right home comes along.

4. Don’t let urgency override good judgment. A competitive market doesn’t mean you should stretch beyond your budget or overlook important details.

And remember, your first home doesn’t have to be your forever home. It just needs to be the right fit for this chapter of your life.

West Hartford is a wonderful place to call home. A little preparation, realistic expectations, and the right information can make the journey a whole lot less overwhelming.

Decluttering is one of the best things you can do before listing your home, and bookshelves are a great place to start. 📚

Here are 8 things I’d focus on first:

1️⃣ Overstuffed bookshelves. Keep the books you love, donate the rest, and leave a little breathing room. Shelves look so much better (and bigger) with some space and a few decor pieces mixed in.

2️⃣ The chair that became a closet. You know the one. Clear it off and the whole room opens up.

3️⃣ Kitchen counters. Mail, appliances, coffee supplies, random papers… clear as much as you can before listing photos and showings.

4️⃣ Extra water bottles and tumblers. Keep the ones you use and donate the rest.

5️⃣ Mystery cords and chargers. If you can’t remember what it charges, it can go.

6️⃣ Too much furniture. Removing even one piece can make a room feel bigger.

7️⃣ Kids’ stuff everywhere. Get it back into its designated spaces and the whole house feels calmer.

8️⃣ Bathroom counters. Buyers notice counter space much more when they can actually see it.

You don’t have to make your home feel empty, just give buyers enough space to really see it.

Full disclosure… we all have that one thing we can’t let go of. Mine? Nancy Drew. 🔍 I’ll help you declutter almost anything, but these are staying. Case closed.

Thinking about selling? Save this for later and send me a DM when you’re ready to get started.

I got my start in real estate in the mountains of Western North Carolina, and I had no idea where this career would take me.

Twenty years later, I’ve put down roots in West Hartford, raised three kids here, and fallen for Vermont ski country along the way. The markets have changed and the miles have added up, but the reason I love this work hasn’t.

It’s never really been about the houses. It’s about the people inside them and the chapters they’re about to start. 🤍

Swipe through to see what keeps me in it 👉

If you’re getting ready to write your next chapter in Connecticut or Vermont, I’d love to be part of it.

Sunday afternoons done right! 🍎🍂

Picked up the most amazing charcuterie board from Charcuterie in Blue Back Square, West Hartford, and headed to Hogan’s C***r Mill in Burlington for an afternoon with friends.

Between the delicious spread, Hogan’s c***r and those irresistible apple c***r donuts, we were in pretty good shape!

Good friends, great food and a beautiful fall afternoon in Connecticut. Sometimes the simplest plans turn out to be the best ones!

And as always, Hogan’s never disappoints! 🍁

💚 Front Door Color Series | A Fresh Take on Timeless Green

A beautiful front door sets the tone for your home, and Benjamin Moore’s 2027 Color of the Year, Webster Green HC-130, is bringing plenty of inspiration!

Rich, welcoming, and effortlessly sophisticated, Webster Green blends classic New England charm with modern elegance. I love this color so much that it just might find its way into our Vermont home! 🌿

Paired with crisp white trim, natural stone, warm brass hardware, or traditional lantern lighting, this versatile shade creates timeless curb appeal.

Love this look? Consider these other Benjamin Moore greens:

🌿 Essex Green HC-188 – Deep and dramatic
🌿 Vintage Vogue 462 – Earthy and sophisticated
🌿 Saybrook Sage HC-114 – Soft and understated

As a real estate agent, I always remind homeowners that curb appeal starts at the front door. Sometimes, a fresh coat of paint is all it takes to transform your home.

And a four-legged welcoming committee never hurts! 🐾

Would you use Webster Green on your front door?

Yesterday we soaked up every bit of that sunshine before today’s rain rolled in. We climbed Talcott Mountain to Heublein Tower, just 15 minutes from West Hartford in neighboring Simsbury. Ava, Harrison, and Lena led the way (and stopped to chat with half of West Hartford). Fenway and Soxie were the real stars. A sweet staff member at the tower gave them treats, and now they think hiking is the best thing ever.

We wrapped it all up with apple c***r donuts at The Pickin’ Patch, because fall rules say so.

Days like this remind me how lucky we are to live here. Mountains, friends around every corner, and donuts at the finish line. 🧡

I recently helped a client relocating from out of state, and a few things about buying in Connecticut caught them off guard. Here’s what makes CT different! 👇

1️⃣ Every town sets its own tax rate
Connecticut has no county government, so each of our 169 towns sets its own mill rate. Neighboring towns like West Hartford and Simsbury can have very different tax bills on similarly priced homes.

2️⃣ Homes are taxed on 70% of their value
State law sets assessments at 70% of market value. Your tax bill is based on that assessed value, not the full price of your home.

3️⃣ Yes, there’s a car tax
Your town’s mill rate also applies to your car. It’s one of the biggest surprises for newcomers!

4️⃣ Attorneys handle closings
In Connecticut, your closing is handled by a real estate attorney who reviews the contract, runs the title search, and guides you through closing day. (This one surprised me too when I moved here from North Carolina!)

Thinking about a move to Connecticut? Drop your questions below. I’m always happy to help. 🧡
