When you're selling your home, wouldn't you want as many qualified buyers as possible to have the opportunity to see it?

I've always believed that one of our most important responsibilities as Realtors is to get the best possible price and terms for the people we're representing.

Think about an auction. If you're selling a valuable painting, would you rather have 10 people bidding on it or thousands of people with the opportunity to participate?

I look at real estate much the same way.

Private listings certainly have their place, and there are situations where they make sense. But in my opinion, putting a home on the open market gives us the greatest opportunity to reach more buyers, create competition, and negotiate favorable terms for our sellers.

That doesn't mean every home will receive multiple offers or sell above asking price. But I believe sellers should understand what they may be giving up when they limit their home's exposure.

What do you think? Would you prefer to market your home privately or give it the widest possible exposure?

Everyone seems to be watching mortgage rates. And understandably so.

Higher rates affect monthly payments, purchasing power, and what buyers can comfortably afford. There's no getting around that.

But there's another side of the housing market that doesn't always make the headlines.

In some areas, homes are spending more time on the market, buyers are facing less competition, and sellers may be more willing to negotiate on price, repairs, closing costs, or other terms.

I've worked through enough different real estate markets to know that no single number tells the whole story.

A higher interest rate doesn't automatically mean it's a bad time to buy, just as a lower rate doesn't automatically make something a good deal.

What matters is the property, the price, your financial situation, and the opportunities available in the specific market you're considering.

If you've been sitting on the sidelines waiting for rates to change, let's look at the full picture before you make that decision.

You hear it all the time. Home prices are falling. Buyers have the upper hand. Homes aren't selling like they used to.

But is that actually what's happening in your neighborhood?

Real estate has always been local, and after decades of working in Chester County, I can tell you that two communities just a few miles apart can have very different market conditions.

That's why I pay attention to three important numbers: how many homes are available, how quickly they're selling, and how close they're selling to their asking prices.

Those numbers don't tell us everything, but they give us a much better starting point than a national headline.

If you're considering buying or selling, let's look at what's actually happening in your market before making any decisions.

I've talked many times about how important it is to choose the right Realtor, whether you're buying a home or preparing to sell one.

Well, I recently attended a webinar that reinforced that point.

Major changes to the residential appraisal process are scheduled to take effect May 1, 2027. They were originally expected in November 2026, but the implementation date was pushed back.

There are quite a few changes involved, and some will require significant adjustments from appraisers.

Now, if you're a seller, you might be thinking, "Why should I be concerned about an appraisal? Isn't that something the buyer's lender handles?"

That's a fair question. But the appraisal process can affect both sides of a transaction, and these upcoming changes are worth understanding.

Rather than try to cover everything in one short video, we're planning a more detailed conversation with an experienced appraiser who can walk us through what's changing and what buyers and sellers should expect.

I think it'll be a very worthwhile discussion, and I hope you'll follow along.

We received some interesting feedback on 502 St. Anne’s Ln, and I wanted to take a minute to address it.

This was a home that had been owned by the same person for over 30 years. It was well maintained, cleaned up, and decluttered before going on the market. But it also had some interior colors that might not be everyone's preference today, including burgundy dining room walls.

A few people questioned why we would show those rooms in the listing photos rather than change their appearance digitally.

It's a fair question, and I appreciate the constructive criticism.

There are different approaches to marketing real estate. Some agents use virtual staging or AI to show what a room could look like. Our approach is to show buyers what they're actually going to see when they visit the property.

We want the photography and video to present the home well, but we also want buyers to have realistic expectations.

And in this particular case, the home sold within 10 days, above asking price, with excellent terms for the seller.

That doesn't mean every home should be marketed exactly the same way. It means there's more to a successful sale than whether every room has the latest paint colors.

Thank you to everyone who commented, both positively and critically. We can always learn from the conversation.

I'm curious: when you're looking at homes online, do you prefer seeing the rooms as they actually are, or do you find virtual staging helpful?

“I’m waiting for rates to come down.”

I understand it. Rates absolutely affect what you can afford, and I would never tell a buyer otherwise.

But after watching real estate markets change for decades, I also wouldn’t make a decision based on the interest rate alone. Price, payment, competition, how long you plan to stay, your income and your own circumstances all matter.

There has never been a perfect time for everybody to buy. The important thing is figuring out whether it’s the right time for you.

I’m usually talking about real estate, so I thought today we’d have a little fun and talk about something different: nicknames.

Some of my old friends will remember this one. Many years ago, I was a dancer on Jerry Blavat’s TV show, Discophonic Scene. I’d take the bus down to the Main Line four or five days a week for recordings. It was a lot of fun, and Jerry nicknamed me Discophonic Kit.

Then I got into real estate and my friend and local Realtor Tony Dahm gave me another one: Mr. Residential. I hope the reason for that one is pretty obvious by now.

And then Ed Fordyce, a well-known real estate coach, decided I needed one more: Love Cat. That one still makes me laugh, and I love it.

So there you have it. Discophonic Kit, Mr. Residential and Love Cat.

Call me any one of the three. Call me anything you want. Just call me if there’s anything we can do for you in real estate.

And let me know—which one of the three gets your vote?
