This is what I’d picture if I lived here…

Fall Saturday. The fireplace is on, and the morning light through that two-story wall of windows is honestly unreal. ☀️

Someone’s at the island making chocolate chip pancakes. Scottie’s still asleep upstairs. My mom is in town and has her own suite on the first floor, so everyone has their space.

Later we’d head to Marshallton for dinner at Four Dogs, five minutes away. Back home, I’d end the night in that soaking tub (with a glass of w**e, obviously). 🍷

That’s 925 Marina Court. It was built in 2025 and upgraded throughout. You get the new construction feeling without the year of waiting. ✔️

Here’s something most sellers don’t want to hear, but need to:

Overpriced homes don’t just sell slower… they usually sell for less.

I get it. Pricing on the high end feels like it gives you room to negotiate. But buyers today are incredibly educated. They’re watching the market daily, comparing every home in your price range, and they know when something seems overpriced. And when a home sits too long? The narrative shifts. Suddenly, buyers aren’t competing to get it. They’re negotiating with you to take it off your hands.

Homes priced correctly from day one consistently net more money than those that start high and chase the market down with price reductions.

Your inspector is there to identify safety issues and major defects, not the minor details that will quietly drive you crazy once you move in.

One of the biggest mistakes sellers make? Pricing based on what their neighbor sold for months ago... or what they “need” to net.

But buyers aren’t shopping in yesterday’s market. They’re shopping in TODAY’S market, and comparing your home to every active listing they can see right now. And the homes that attract the most attention? They’re almost always the ones priced strategically from day one.

Friendly reminder:
→ Overpricing rarely creates leverage.
→ Strategic pricing creates competition.
→ And competition is what leads to the strongest offers.

At the end of the day, the goal isn’t the highest list price...it’s the highest sale price. 🤑
