HYROX Tampa — Pre-Race Interview 1. Helen, what made you decide to compete in HYROX Tampa? Believe it or not, HYROX wasn't even on my radar! A friend and fellow real estate colleague had just completed her first HYROX, and she shared her experience with me. What really stuck with me was how she described the spiritual feeling she experienced walking through that tunnel. The way she talked about it, the emotions, the energy, the sense of accomplishment—it was so powerful that I thought, "I want to experience that for myself." And here I am! 2. How have you balanced being a mom, running your real estate business, and training for HYROX? It's definitely required me to be intentional with my time and priorities. I had to start running again, something I hadn't done since 2019! Friday night dinners out turned into HYROX prep classes, and Saturday mornings meant waking up early to meet my running group at Flatwoods before that Florida heat kicked in. And mind you, we started training at the beginning of summer! It wasn't always easy, but when something is important to you, you find a way to make time for it. 3. What has preparing for this competition taught you about yourself? That I can do hard things! Seriously, when I ran my first six miles, I felt like a BAD BITCH! I was so proud of myself because there was a time when I couldn't imagine running that distance. It's taught me that I'm capable of so much more than I give myself credit for. Sometimes you just have to get out of your own way and see what you're capable of. 4. What similarities do you see between competing in HYROX and working in real estate? Honestly, both require discipline, prioritizing your time, and trusting the process. You're not always going to see results overnight, but you have to keep showing up and putting in the work. And one of my favorite parts of both is the people you meet along the way. Whether it's clients, colleagues, or the people I've trained alongside, those relationships make the journey so much more meaningful. 5. What would you say to women in their 40s who want to challenge themselves but are afraid to start? JUST DO IT! Seriously, we can do hard things! I remember going to HYROX training at Manakoa and thinking, "There is no way I can do this!" Some of those workouts felt impossible. But every single time I finished a class, I walked out feeling absolutely amazing. There's nothing like that feeling of accomplishing something you didn't think you could do. And at 45, I'm realizing that we don't have to stop challenging ourselves or trying new things. If anything, this is the time to see what else we're capable of. Don't wait until you feel ready. Just start! Helen, are you ready for HYROX Tampa? I'm excited, I'm nervous, and I'm ready to give it everything I've got! I've put in the work, and now I just want to enjoy the experience, take it all in, and hopefully cross that finish line with a huge smile on my face! Helen Mathews | (773) 616-4694

Pinellas County’s latest market report shows a detail that can change how you read the headline numbers. The county’s median sale price is $393,000. Why does that matter? A countywide figure can sound balanced overall, but many buyers are shopping near the median price. In this report, that puts them in the tighter supply range, not the looser one. For buyers, that could mean the experience near the middle of the market may feel more limited than a county headline suggests. For sellers and homeowners, it is a reminder that your home is not competing with every listing in the county equally. The price range matters. One Pasco County update is worth reading in full, not as a single headline stat. The latest county page says about 32% of listings have taken a price cut, while 27% of listed homes are already under contract. It also describes Pasco as roughly balanced, with homes going under contract in about 47 days and sellers capturing 94.9% of original asking price on average. Why does that matter? Because a balanced market can still produce very different outcomes from one home to the next. For buyers, this suggests some listings may come in with more negotiating room, while others are moving without needing a reset. For sellers, it suggests the market is still rewarding homes that are priced and positioned well. For homeowners, it is a reminder that countywide averages do not mean every listing is getting the same response. The Pasco page says the data was last refreshed September 17, 2026 at 8:25 PM ET. I’ve always believed buying or selling a home is a lot like any big life decision: you want someone in your corner who explains things clearly and doesn’t rush you. That relationship-first approach is a huge part of how I work here in Wesley Chapel. Whether you’re a first-time buyer, relocating, downsizing, or looking at luxury homes, the right agent should help you understand your options so you can make the decision that feels right for you. Excitement and clarity can absolutely exist in the same conversation. Helen Mathews | (773) 616-4694

A sold-home page can teach one useful budgeting lesson: the price you pay for a home is not always the full cost to live there. At 3047 Rippling Brook Way in Timber Pines, the home sold on Oct. 6, 2026 for $300,000. The page also shows required HOA dues of $356 per month, or $4,272 per year. The listing says that fee includes Spectrum cable TV with two boxes and high-speed internet, and it notes recreational facilities among the association amenities. What should buyers, sellers, and homeowners understand from that? Required HOA dues are part of the real monthly cost of the home. In a community like this one, that fee belongs in the budget from the start right alongside the purchase price. If you share residential market updates, this is the kind of detail worth explaining clearly. Pasco homeowners have a property-tax decision coming up on Nov. Wesley Chapel Community reports voters will decide whether to renew the school district’s 1-mill tax first approved in 2022. The district says it is the same millage approved in 2022, not an additional mill, and gives this example: about $200 a year on a home assessed at $200,000. Why that matters if you own and plan to stay put: this is a direct carrying-cost item to factor into your household budget. The article also notes the tax applies to property owners, while renters are not billed directly. A useful Pasco County reality check: price cuts are showing up, but so are accepted contracts. The county page says about 32% of listings have taken a price cut, while 27% of inventory is already under contract. Sellers are also capturing 94.9% of original asking price on average, and the market is described as roughly balanced. What should buyers, sellers, and homeowners take from that? A price cut does not mean every home is struggling, and a balanced market does not mean every seller has lost leverage. This suggests buyers may find some listings where negotiation is possible, while sellers who price and present a home well may still stay relatively close to list. The bigger lesson is that countywide labels only go so far. In Pasco right now, negotiation and demand are both showing up in the same snapshot. I’ve always believed real estate works best when it feels like a conversation, not a sales pitch. My style is simple: be warm, be clear, and give people the space to make decisions that actually fit their life. Whether you’re buying your first home, relocating, downsizing, or planning a move in Wesley Chapel, the best outcomes usually come from honest conversations and a plan that makes sense for you, not pressure to move faster than you’re ready for. That trusted-advisor approach matters to me because buying or selling a home is a big deal, and it should feel exciting, not overwhelming. Helen Mathews | (773) 616-4694

A home tour can tell you a lot, but not always in the places buyers notice first. In buyer guidance published September 8, 2026, Greater Tampa REALTORS outlines warning signs that can hide behind fresh paint, staging, and updated finishes. The article points buyers to clues like foundation movement, water damage, aging major systems, suspicious cosmetic repairs, heavy fragrances, prior contract fallout, unpermitted renovations, and rushed flips. Why it matters: a home can look updated and still need closer review. The practical takeaway from the article is to ask more questions, review maintenance and permit history, and use inspections and professional guidance to look beyond the surface before closing. A new Sarasota data point: a residence at Rosewood Residences Lido Key sold for $7.8 million. The article describes the project as a 65-unit, 11-story, ultra-luxury oceanfront condominium on the Gulf of Mexico beachfront of Lido Key Beach, with units starting at $6.8 million. Why that matters: this gives buyers, sellers, and nearby homeowners a clear reference point for how expensive this specific beachfront condo project is before completion. For buyers, that could mean understanding the price level required to enter this property. For sellers and homeowners nearby, it suggests the top end of this Lido Key beachfront niche is operating at a very high price point. If you follow Sarasota residential real estate closely, this is one concrete number worth knowing.
