When you apply for a mortgage, lenders look at four things before saying "yes." Here's what I walk every buyer through before we start touring homes:

đź’ł Credit: Your track record with money. The stronger it is, the better the loan terms you'll qualify for.

đź’° Capacity: Can your budget comfortably handle this loan? Lenders weigh your income against your debts to make sure the numbers work for your real life, not just on paper.

🏠 Collateral: The home itself. It must appraise well and hold its value, because I want it to be a smart investment for you, too.

đź“‘ Capital: Your down payment and where it's coming from. It shows lenders (and me) that you're financially ready for this next step.
