I hear the phrase often, but after 20+ years as a licensed general contractor, I tend to break it down a little further.
I'm looking at the proportions of the rooms, the ceiling heights, the window placement, the relationship between spaces, and the way the house sits on its lot. I'm also thinking about the things that would be difficult or expensive to change later.
A house can have dated finishes and still have an excellent foundation for the way someone wants to live. The reverse can be true too: beautiful finishes can make a difficult layout look better than it really is.
That's one reason I spend so much time looking past the first impression when I'm out with buyers in 📍Newton, Wellesley, Weston, and the surrounding communities.
If you're considering a home that needs some updating, send me the listing. I'll tell you what I'd be looking at first.
