Needham is working on a tree protection by-law 🌳

The Select Board held a public hearing on it in September, and the draft is modeled on Wellesley’s. The committee looked at both town-owned and private trees, so it’s worth reading to see what it means for your lot.

The photos are up. The listing is live. And your phone is quiet. 📵

In this market, homes are sitting a little longer than they used to. A slow first two weeks is normal, and it’s not a reason to cut the price.

What I watch is the pattern: showings, buyer feedback, days on market, and how similar homes nearby are moving. If the activity is there, we stay patient. If it isn’t, we talk about a change with a clear reason behind it. 🏡

Suraj and his family sold their old home and bought a new one in the same stretch. In the middle of a pre-sale renovation, someone tried to scam them during a big contractor payment. I caught it and flagged it before it did any damage 🙌

Payment scams are real, and they tend to show up right when a large check is due.

The renovation worked out too. We kept the contractors on budget, priced the home right, and it sold quickly.

Massachusetts is cooling off a little. Needham didn't get that memo.

Statewide, prices are up just over 1% this year and there's a lot more inventory hitting the market, about 17% more than last year. That's real, and it's a shift toward more balance for buyers.

Needham hasn't budged. Prices here have held steady, no spike, no softening either, and homes are still averaging around 26 days on market with a Compete Score of 80 out of 100. While the rest of the state loosens up, this town is holding its line.

I say this all the time: a statewide number won't tell you anything useful about your actual street. If you're trying to figure out where your home, or your search, fits into all this, call me and I'll walk through the real numbers with you.

Kate sold her old home and bought her new one at the same time. Two transactions, overlapping timelines, a hundred small decisions to make in the middle of it.

What stuck with me from her review is the ""project manager, coach, and steady hand"" part. That's the actual job when you strip away the showings and the paperwork. Finding contractors she could trust. Coordinating stagers and cleaners. Being there when a question came up, big or small, without making her wait for an answer.

Kate said it herself, buying and selling at the same time is not for the faint of heart. My job is to make sure my clients don't have to do it alone.
